Average room rents in the New York metro area have risen 3.3% year on year to $1,514 per month according to SpareRoom's rental index.
There are currently twice as many people searching for rooms to rent as there are rooms available.
By borough, the Bronx saw the highest demand for rooms in Q1 2025, with 6.6 people searching per room available.
Demand was lowest in Manhattan where there were 2.4 people searching per room available.

Matt Hutchinson, director of roommate matching site SpareRoom, comments:
“Sharing with roommates has always been the cheapest option for renters on a budget, but our data shows that it's not affordable. In a recent survey of roommates, 72% told us they spend more than 30% of their income, after taxes have been deducted, on rent. And over a third spends more than 50%. As long as demand for rooms stays this high, rents will continue to climb and quality of life will diminish as finances are stretched to breaking point. Pay just isn't keeping pace with the rising cost of living.”
