  1. The Sponsor

    1. The sponsor is: Spareroom, Inc of 234 5th Avenue, #413, New York, NY, 10001, USA ("SpareRoom”).

  2. The Sweepstake

    1. The title of this sweepstake is “SpareRoom Live Rent Free for a Year”.

  3. How to Enter

    1. This SpareRoom Live Rent Free for a Year sweepstake will run from 12:00 hours (midday) ET on Tuesday 30 September 2025 (the "Opening Date") until 12:00 hours (midday) ET on Friday 31 October 2025 (the "Closing Date") inclusive.
    2. All sweepstake entries must be received by SpareRoom by no later than 12:00 hours (midday) ET on the Closing Date. All sweepstake entries received after the Closing Date will not be counted for this sweepstake.
    3. In order to enter this sweepstake, you must:
      1. (to the extent that you do not already have one) register for a SpareRoom account, either via the website www.spareroom.com or SpareRoom's mobile app;
      2. login to your SpareRoom account on the website www.spareroom.com; and
      3. click on the “enter” button on the Live Rent Free sweepstake entry page

        by the Closing Date.
    4. This sweepstake is free to enter and no purchase is necessary to enter or win. There is no charge to register for use of the SpareRoom platform or place a standard advertisement. Upgrades are not required in order to enter this sweepstake.
    5. Only one entry per person is permitted to this sweepstake using the method set out in clause 3.3. However, once you have entered this sweepstake in accordance with clause 3.3, it is possible to obtain further entries to this sweepstake in the following ways:
      1. for every friend you refer who enters this sweepstake using the special personal referral link which is provided to you upon entry to this sweepstake (“Referred Friend”), you will receive two (2) additional entries to this sweepstake. Each Referred Friend must be a unique individual, for example, not the same person with a different email address. SpareRoom reserves the right to investigate friend referrals for fraud;
      2. for every friend of a Referred Friend that enters this sweepstake, you will receive an additional entry to this sweepstake;
      3. if you have entered a previous live rent free for a month sweepstake or a previous live rent free for a year sweepstake, you will receive an additional entry for each of these previous sweepstakes you have entered. For example, if you have entered the live rent free for a month sweepstake in August, September and October, you will get an additional three (3) entries to this sweepstake;
      4. SpareRoom may offer additional opportunities for those that have already entered this sweepstake in accordance with clause 3.3 to gain additional entries to this sweepstake (for example, publishing a code on Facebook which can be used to gain an additional entry) and the details and terms of such offers will be described within the offer itself.
    6. Use of any robotic, automatic, programmed or similar entry method or entering more than the number of times permitted will void all entries and result in disqualification. You may not enter more times than indicated by using multiple email addresses, identities or devices in an attempt to circumvent the rules.
    7. SpareRoom, its employees, affiliates, contractors, representatives, agents and legal advisers will not accept:
      1. responsibility or liability for sweepstake entries that are incorrect, delayed, corrupted or not successfully completed, regardless of cause, including, for example, as a result of any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind; or
      2. proof of transmission as proof of receipt of entry to this sweepstake.
    8. By entering this sweepstake, you are agreeing to be bound by these terms and conditions (“Official Terms and Conditions”).

  4. Eligibility

    1. This sweepstake is open to all residents of the fifty (50) United States and the District of Columbia who are renting a room and/or property as of the Opening Date and who are both (a) at least 18 years old; and (b) of the age of majority under the laws of their jurisdiction as of the Opening Date, except:
      1. employees of SpareRoom or its holding or subsidiary companies;
      2. employees of agents or suppliers of SpareRoom or its holding or subsidiary companies, who are professionally connected with this sweepstake or its administration; or
      3. members of the immediate families or households of those that fall within clause 4.1.1 and clause 4.1.2 above,

        Void where prohibited.
    2. In entering this sweepstake, you confirm that you are eligible to do so and eligible to claim the prize. SpareRoom may require you to provide proof that you are eligible to enter this sweepstake.
    3. SpareRoom will not accept sweepstake entries that do not comply with the Official Terms and Conditions of this sweepstake.
    4. SpareRoom reserves all rights to disqualify you if your conduct is contrary to the spirit or intention of this sweepstake.

  5. The Prize

    1. There is a single prize for this sweepstake. The amount of the prize is calculated by taking the value, as set out in the latest SpareRoom Rental index, of the average monthly rent for a large room in your zipcode e.g. 10025 (or, if there is no average for your specific zipcode, your town or city (as appropriate)) and multiplying it by twelve (12), save that the maximum amount of the prize utilizing this calculation shall not exceed $30,000 under any circumstances. This may mean that you win more or less than your actual yearly rent. The ARV of the prize will vary depending upon where the winner lives but shall in no event exceed $30,000. All prizes will be awarded and in no event will more than the stated number of prizes be awarded for this sweepstake.
    2. The prize is not negotiable or transferable.
    3. In order to claim the prize you must provide to SpareRoom:
      1. proof of your residency, age and status as a renter, for example a copy of your tenancy agreement, lease or roommate agreement;
      2. an up to date, good quality photo of yourself, for use in connection with clause 9.2 and clause 9.3;
      3. a short paragraph explaining a little about yourself, your rental set-up and what you will do with the prize, for use in connection with clause 9.2 and clause 9.3;
      4. a completed W9 Form from the IRS; and
      5. details of a bank account to which SpareRoom can transfer the prize.

  6. Winner

    1. A winner will be chosen, from all eligible entries received, by a random draw performed by a computer process during working hours at 162 Brick Lane, London, E1 6RU on or around Wednesday 5 November 2025. The odds of winning depend upon the number of entries received.
    2. The decision of SpareRoom regarding any aspect of this sweepstake is final and binding. No correspondence or discussion will be entered into about it.
    3. SpareRoom will contact the winner of this sweepstake personally as soon as practicable but in any event within seven (7) days of the Closing Date, using the email address registered to the winner's account.
    4. SpareRoom must either publish or make available information that indicates that a valid award took place. To comply with this obligation, SpareRoom will send the name of the winner to anyone who emails media@spareroom.com within one (1) month of the Closing Date stated in clause 3.1.

  7. Claiming the Prize

    1. If you are the winner of the sweepstake, you will have seven (7) days from the date SpareRoom contact you in accordance with clause 6.3 to confirm acceptance of the prize and provide the detail required in clause 5.3. SpareRoom will then, within fourteen (14) days of receiving such satisfactory confirmation and detail, transfer the prize to the bank account details provided by you in accordance with clause 5.3.5. If you do not claim the prize or provide the details required in clause 5.3 in accordance with the timeframes set out in this clause, your claim will become invalid.
    2. SpareRoom will make all reasonable efforts to contact the winner in accordance with clause 6.3. If the winner cannot be contacted or is not available, or has not claimed or is ineligible to claim their prize in accordance with clause 7.1, SpareRoom reserves the right to offer the prize to another entrant randomly selected in accordance with the process set out at clause 6.1 from those eligible entries that were received before the Closing Date.
    3. SpareRoom, its employees, affiliates, contractors, representatives, agents and legal advisers, will not be responsible or liable for a winner's failure to receive prize notifications or a prize due to:
      1. the winner's spam, junk email or other security settings;
      2. the winner's provision of incorrect or otherwise non-functioning contact or bank account information; or
      3. any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind.
    4. All income taxes resulting from acceptance of the prize are the full responsibility of the winner. SpareRoom will report the value of the income to federal, state and local authorities and provide 1099s or appropriate tax forms as required by law.

  8. Limitation of Liability

    1. INSOFAR AS IS PERMITTED BY LAW, SPAREROOM, AND ITS AGENTS, EMPLOYEES, AFFILIATES, CONTRACTORS, REPRESENTATIVES AND LEGAL ADVISERS WILL NOT IN ANY CIRCUMSTANCES BE RESPONSIBLE OR LIABLE TO COMPENSATE THE WINNER OR ACCEPT ANY LIABILITY FOR ANY LOSS, DAMAGE (INCLUDING PUNITIVE, INCIDENTAL AND CONSEQUENTIAL DAMAGES), CLAIM, EXPENSE (INCLUDING ATTORNEY’S FEES), PERSONAL INJURY OR DEATH OCCURRING AS A RESULT OF OR IN CONNECTION WITH PARTICIPATION IN THIS SWEEPSTAKE OR ACCEPTANCE, USE OR MISUSE OF THE PRIZE EXCEPT WHERE IT IS CAUSED BY THE NEGLIGENCE OF SPAREROOM, ITS AGENTS OR THAT OF THEIR EMPLOYEES. SOME JURISDICTIONS DO NOT ALLOW THE LIMITATION OR EXCLUSION OF LIABILITY FOR INCIDENTAL OR CONSEQUENTIAL DAMAGES, SO THE ABOVE MAY NOT APPLY TO YOU. YOUR STATUTORY RIGHTS ARE NOT AFFECTED.
    2. SpareRoom shall not be responsible or liable for errors in the publishing of the offer, administration of the sweepstake or announcement of the prize or winner of the prize.
    3. ANY ATTEMPT BY A COMPETITOR, INDIVIDUAL OR ORGANIZATION TO DELIBERATELY UNDERMINE THE LEGITIMATE OPERATION OF THIS SWEEPSTAKE MAY BE A VIOLATION OF CRIMINAL AND CIVIL LAWS, AND SHOULD SUCH AN ATTEMPT BE MADE, SPAREROOM RESERVES THE RIGHT TO SEEK DAMAGES FROM ANY SUCH INDIVIDUAL OR ORGANIZATION TO THE FULLEST EXTENT PERMITTED BY LAW.

  9. Consent

    1. By entering this sweepstake, you consent to us contacting you by email in relation to this sweepstake and other similar sweepstakes, including but not limited to in relation to details of winners, details of future sweepstakes and opportunities to increase the number of your sweepstake entries. You can withdraw your consent at any time by notifying us in writing, following any “unsubscribe” instructions included in any email which we send to you, or by clicking on “My Account” on the website homepage and updating your account preferences.
    2. You agree that SpareRoom may, but is not required to, utilize any information that you complete in the sweepstake entry page regarding how you may spend the prize money if you were to win, on its website www.spareroom.com and any other media, whether now known or invented in the future, in connection with any publicity of this sweepstake (or similar sweepstake). SpareRoom confirms that it will not publish your name in connection with such information without your further express consent. You agree to grant SpareRoom a non-exclusive, worldwide, irrevocable license, for the full period of any intellectual property rights in the sweepstake entry, to use, display, publish, transmit, copy, edit, adapt, alter, store, re-format and sub-license the sweepstake entry for such purposes.
    3. If you are the winner of this sweepstake, you consent, without further compensation, to taking part in such publicity as may reasonably be requested by SpareRoom for the purposes of promotion of the winner of this sweepstake and promoting further similar sweepstakes, unless prohibited by law. You agree to grant SpareRoom a non-exclusive, worldwide, irrevocable license, for the full period of any intellectual property rights in any materials you provide to SpareRoom in connection with this SpareRoom Live Rent Free for a Year Sweepstake, to use, display, publish, transmit, copy, edit, adapt, alter, store, re-format and sub-license the materials for such purposes. All federal and state laws apply.

  10. Data Protection and Publicity

    1. SpareRoom will only process your personal information as set out in these Official Terms and Conditions and the SpareRoom Privacy Policy. See also clause 9, and clause 6.4, with regard to the announcement of the winner.

  11. General

    1. If there is any reason to believe that there has been a breach of these Official Terms and Conditions, including by acting fraudulently or dishonestly, SpareRoom, at its sole discretion, reserves the right to exclude you from participating in this sweepstake and/or refuse to award the prize.
    2. SpareRoom reserves the right to hold void, suspend, cancel, amend, withdraw, terminate or temporarily suspend this sweepstake where it becomes necessary to do so, including in the event of any error, unforeseen circumstances, suspected evidence of tampering with any portion of the sweepstake or any technical reason outside its reasonable control, with no liability to any entrants or third parties, but will use all reasonable endeavours to avoid consumer disappointment. In the event of termination, SpareRoom, in its sole discretion, may elect to select a winner from among all eligible entries to this sweepstake received as of the date of termination. In the event a dispute arises as to the identity of a potentially winning entrant, entries will be declared made by the person whose details appear in the winner’s registered account.
    3. You agree that all matters arising out of or relating to this sweepstake and these Official Terms and Conditions are governed by, and construed in accordance with, the laws of the State of New York, without giving effect to any of its conflict of laws provisions thereof. You further agree that any legal suit, action, or proceeding arising out of or relating to this sweepstake and these Official Terms and Conditions shall be brought exclusively in the applicable federal or state courts located in New York County, New York.
    4. The invalidity or unenforceability of any provision of these Official Terms and Conditions shall not affect the validity or enforceability of any other provision. In the event that any provision is determined to be invalid or otherwise unenforceable or illegal, these Official Terms and Conditions shall otherwise remain in effect and shall be construed in accordance with their terms as if the invalid or illegal provision were not contained herein. These Official Terms and Conditions cannot be modified or amended in any way except in writing by a duly authorised representative of SpareRoom.
    5. Any and all disputes arising out of this sweepstake shall be brought within one (1) year of the end of this sweepstake, notwithstanding any contrary statute of limitations.
