It's a nice lakeside community, safe, clean and quiet neighborhood with all the convenience nearby! One of the safest neighborhoods in Houston!
Your room comes with single/double/queen mattress that guaranteed a restful night! (depending on availability)
Window view looking out to the side of the house with half bathroom next to your room and full bathroom upstairs.

Beautiful safe & quiet community in newly developed Pearland (South of Houston) with running trails & lakes and short commute to Downtown and Medical center around 10 miles 25 minutes via 521 Almeda or 288 freeway. We are close to all amenities with Walmart, Target, ALDI, Starbucks and many more restaurants, fitness & recreations.
Please only inquire if you are looking to stay for more than 2–3 months.
Booking is on a month-to-month basis—please book 1 month at a time and extend your stay as needed, unless you have more than 5 positive reviews.

▫️AC/heat settings must remain within a reasonable shared range.
▫️Do not leave doors/windows open while AC is running.
▫️Excessive electricity use (portable AC units, mining equipment, etc.) is prohibited.

▫️Hot plates, electric grills, air fryers in bedrooms

▫️Lost keys/access devices may result in replacement fees.
▫️Tampering with cameras or security devices is strictly prohibited.

▫️This is a quiet professional home:
▫️Phone calls should be kept low volume.
▫️Headphones required for music, movies, and gaming during quiet hours.
▫️No loud speakerphone conversations in common areas.
▫️If working night shift, you must still respect house quiet rules.
🚫 Business Use Prohibited
▫️No running a business from the home.
▫️No clients, customers, deliveries, or meetings.
▫️No storing inventory or packages for resale.

All our long-term tenants take great pride in maintaining a clean environment, especially in the kitchen and bathroom. Please be mindful and always check after yourself. Use common sense, be thoughtful, and aim to leave the area cleaner than you found it — it’s a simple rule that keeps everyone comfortable and happy.

Room is for one registered guest only.
No additional occupants, subletting, or temporary “extra person” stays.

This is not just a room — it’s a home shared by responsible adults who value respect, peace, cleanliness, and communication. If at any point it’s clear that this is not the right fit for either party, we kindly ask that we give each other a 7-day mutual notice. We’re committed to maintaining a healthy living environment for everyone involved.
⚠️ Important:
Violation of any house rules will result in written notice and mandatory compliance. Fees up to $100-$500 USD per violation may be charged depending on severity (e. g., smoking, drug use, noise complaints, unauthorized guests). Repeated violations will lead to immediate termination of stay without refund.
🚨 Non-Payment of Rent / Fees
All reservations must be paid in full according to Airbnb’s payment schedule. Failure to pay rent or required fees may result in immediate cancellation of the reservation and removal from the property, in accordance with Texas law. Beginning January 1, 2026, Texas law provides expedited remedies for property owners in cases of non-payment.
