Bedroom in Penthouse Apt Luxury doorman building

My roommate of 3 years is moving out and I am looking for someone to replace him. The private room comes with your own bathroom and will be available as early as September 21. The rent is $2230. No Fee, but must pass a building mandated background check.

About the apartment:

A true 3 bedroom 2 full bath apartment (~1350sq/ft) on one of the top floors of a luxury high rise doorman building. The apartment has killer NYC skyline views, stainless steel appliances, granite counter tops, dishwasher, washer/dryer in unit (clutch!), balcony and large rooms and closets. The building includes a very well maintained gym with new Peloton bikes, racquet and basketball courts, roof deck with bbq's, lounge with pool table, film screening room, resident park, laundry and attached parking garage available for a fee. Additionally, the building has a dry cleaner and a Food Cellar supermarket on the first floor so you can do your food shopping right downstairs which is an awesome convenience.

The bedroom coming available is 13'7" by 11' (~150 sq/ft) and has floor to ceiling windows. The room will be empty but the rest of the apartment is furnished. All bedrooms get a ton of light. There are 2 full bathrooms.

About the neighborhood:

When it comes to transportation, its hard to find a location more convenient. Within a 2-3 block radius, you can find the N, Q,7, E, M, G, R and F trains. Its a 10-15 minute commute to midtown. Overnight parking is also relatively easy to find near the building.

There are a ton of cool things to do in the neighborhood, including PS1, the Cliffs and Brooklyn Boulders rock climbing gym, Crossfit gyms, Sculpture garden, Dutch Kills bar, a bunch of cool coffee shops and new restaurants opening every week. The neighborhood has found its life in the last few years and is a really exciting place to be as there is always something happening nearby.

Terms

The common areas are furnished, so you would only need to furnish your own room. Utilities are split three ways and average around $80-90/month pp. This covers electric and cable/internet.

I am looking ONLY for a long term (12 month minimum) commitment. *One month Security Deposit required for move-in*

You: No smoking in the apt, but don't care if you smoke on the balcony. We would prefer someone who has similar interests, but not a necessity as long as we get along. Must have a stable source of income (40x rent minimum). Must keep common areas free of clutter and clean up after yourself. Overnight guests ok, but not 7 days a week. Looking to keep partying in the apartment to a minimum.

Us: I work in consulting, 36, like playing basketball, being outdoors, and going to concerts. Not a neat freak by any stretch, but have a low tolerance for messy and inconsiderate people.

My roommate is a 32 year old guy working in finance. He's into tennis and racquetball and rarely (if ever) uses the kitchen. We are both down to earth and have a laid back atmosphere in the apartment. We've lived together the past 3 years and have become good friends. I travel pretty often for work and will be spending stretches living on the west coast, and he is usually working pretty late so it's rare that we're both in the apartment at the same time.
