Hi!
This is one of the most (if not the most) affordable, cozy, clean, peaceful, safe, furnished room with a gorgeous view you will find in the area! The ad states the room is available for 12 months max but it could be a longer stay depending upon how we get along and other factors.

I’m a retired FEMALE senior, seeking a SINGLE Student and/or Working Professional, CLEAN, Quiet and NON-Smoker FEMALE to rent a FURNISHED ROOM.

SCREENING PROCESS:
Copy of a Photo ID, proof of income, a testament of character and behavior, such as previous housing & professional references. My son (who is a very avid researcher) and I will review the information/documentation to confirm it is truthful and that you are a good match.

IF SELECTED/TO MOVE IN:
If I select you and you agree to the rules stated in this ad and in the agreement provided to you and sign it, to move in, you'll need just a half a month rent deposit of USD$400

PAYMENT METHODS ACCEPTED:
Cash

THE ROOM:
The room is BRIGHT, VERY CLEAN, COZY & fully furnished with a full size bed, Drawer Dresser with a big mirror, Night table, a ceiling fan, Portable Closet, two windows to a magnificent view. (Option to keep the available computer desk and a chair.) It is located in one of the top floors of a 15+ stories Co-Op building.

The room is only for ONE PERSON - no exceptions

No couples
No children
No pets (complex rules "No new pets")
No GOVERNMENT PROGRAMS to pay for it.
No smoking of any kind indoors or outdoors.
No weapons
No Loud music/TV playing (I'll use headphones or low volume and so should you please)
No drugs/heavy alcohol use
No Party

Other Details:
Normally, No Visitors, but you could have visitors upon my approval.
Ideally, No overnight-shift-workers to sleep during day time since I use the living room during the day and there's a slight chance I could wake you up.
Shared living room, kitchen, bathroom and balcony.
The living room separates our rooms, so I will not be right next to your space during sleeping time. Kitchen access allowed, access to fridge, toaster oven, and microwave; open to dialogue about limited stove usage. You will have access to the Balcony.

UTILITIES INCLUDED:
Heat, Hot Water, Electricity, and Ethernet/WIFI included.
AC Unit available, but we would need to make an agreement at an additional low cost depending on your usage. (which is fair)

THE BUILDING:
The location is very convenient located only half a block to a bus stop and a few stops from the Metro North in a Co-op building in Tuckahoe, NY right off Central Park Avenue.
15+ Stories building with 2 staircases and with not 1 but 2 elevators!
Vendor Card Washers & Dryers in the basement.
Well taken care lobby.
Mostly friendly retirees, working professionals, and a few students.
The Superintendent lives in the building.

PARKING:
A Garage in the basement is available at an additional low cost, but there is Street parking with no street cleaning! So, you could leave your car there for as long as you want (but it is your duty to check parking rules for any changes once you move).

THE NEIGHBORHOOD:
Mostly Quiet! However, is right off of Central Ave so vehicle sounds here and there, but mostly Quiet!
Mostly SAFE. Normally, there are no dangerous issues in the area.
CONVENIENT! Pharmacies, Restaurants, Bars, Barber/Salon, Spa, Bakeries, Food Markets, Gas Station, and Public Transportation at WALKING DISTANCE!

TRANSPORTATION
Bee Line Bus # 20 – 1/2 Block
Bee Line Bus-Express # 28 to Manhattan – 1/2 Block
Bee Line Bus # 8 to the Metro North – 1/2 Block (Metro North at a few bus stops away)
1 Block from the Sprain Brook Parkway and the Bronx River Parkway (easy access to all major highways)
