Hi!
I’m a retired FEMALE senior, seeking a SINGLE Student and/or Working Professional, CLEAN, Quiet and NON-Smoker FEMALE to rent a FURNISHED ROOM.
This is one of the most affordable, cozy, clean, peaceful, safe, furnished room with a gorgeous view you will find in the area! The ad states the room is available for 12 months max but it could be a longer stay depending upon how we get along and other factors.

SCREENING PROCESS:
Copy of a Photo ID, proof of income, a testament of character and behavior, such as previous housing & professional references. My son (who is a trained avid researcher) and I will review the information/documentation to confirm it is truthful and that you are a good match.

IF SELECTED/TO MOVE IN:
If selected and you agree to the rules stated in this ad and in the agreement provided to you and sign it, to move in, you'll need the first week of rent ($225) and a deposit of $500 (a total of $725).

PAYMENT METHODS ACCEPTED:
Cash and/or Zelle (ideally cash)

THE ROOM:
The room is BRIGHT, VERY CLEAN, COZY & fully furnished with a comfortable full size bed, mini-Fridge, Dresser with a big mirror, Night table, a ceiling fan, Portable Closet, computer desk with its chair, television, two windows to a magnificent view, and a Air Conditioner. It is located in one of the top floors of a 15+ stories Co-Op building.

The room is only for ONE PERSON - no exceptions

No couples
No children
No pets (complex rules "No new pets")
No GOVERNMENT PROGRAMS to pay for it.
No smoking of any kind
No weapons
No Loud music/TV playing (I'll use headphones or low volume and so should you please)
No drugs/heavy alcohol use
No Party

Other Details:
*The ideal person should have have a daytime work schedule.
(I will not accept someone that works overnight).
Normally, No Visitors, but you could have visitors upon my approval, not late nights and not prior or over the specified time.
Shared living room, kitchen, bathroom and balcony.
The living room separates our rooms, so I will not be right next to your space during sleeping time. Kitchen access allowed with access to toaster oven, microwave, and blender.

UTILITIES INCLUDED:
Heat, Hot Water, Electricity, and Ethernet/WIFI included.
AC Unit available for an additional fee. (which is fair)

*Toiletries not included.

THE BUILDING:
The location is very convenient located only half a block to a bus stop and a few stops from the Metro North in a Co-op building in NorthEast-Yonkers, NY right off Central Park Avenue.
15+ Stories building with 2 staircases and with not 1 but 2 elevators!
Laundromat in the basement.
Building has rules and regulations that must be followed
Well taken care lobby.
Mostly friendly retirees, working professionals, and a few students.
The Superintendent lives in the building.

PARKING:
A parking spot in the basement is available at an additional low cost.
On the street side of the building in Central Ave, there is street parking with no street cleaning! So, you could leave your car there for as long as you want (but if you choose to park on the street it is at your own risk and it is your duty to check parking rules for any changes once you move).
