Room for rent in a clean and maintained house

Middle aged LGBT couple have a well maintained home with a room for rent. Some utilities included and some are on a per capita basis. The washer and dryer can also be used for a weekly (per load) fee. Common areas include the kitchen, living room, rear yard with patio and gazebo. Owners enjoy cooking and gardening. Owners have miniature poodle which is friendly and behaved. On street parking is available. I am retired as of Jan 2026 and home 24/7. My partner works Mon thru Fri 9am to 8pm. We are looking for a mature individual that is responsible, respectful and considerate of others including the home. We are looking for a roommate that will respect our home and eachother. Help to keep the common areas clean, clear of clutter and organized. Smoking is permitted BUT ONLY OUTSIDE (all year round). Roommates must have an established job and pay rent on time each month. The individual can expect privacy in a relaxed setting. No drugs, no drama and must be respectful of the neighborhood and 10pm noise. The bedroom for rent is 12 x 12 and has a small to medium closet. The 2 bedrooms downstairs use a shared full bathroom and the 2 bedrooms upstairs have a shared bathroom also. Bathrooms are expected to be cleaned after each use and trash removed promptly. There is no eating in the bedrooms and can be enjoyed in the common areas. Trash in the bedroom is to be removed promptly and recycling guidelines adhered too. Dirty clothes are expected to be placed in a hamper and not placed on the carpets in each room. While you are out of the home, it is asked that you keep your bedroom door open so that the heat and air conditioning operate efficiently. These rental bedrooms are in my home and I am the type of person that will let you know if you are not following these guidelines. If you are the type of person that would thrive and enjoy a home that has expectations of their roommates, than our home is for you to make as your own as well.
