Move-in is on or before March 1, 2026, with the lease running through July 24, 2026. Rent is $1,550/month plus your share of utilities.

THE APARTMENT & BUILDING
The apartment is on the 5th floor of a professionally managed building in Union City (Hudson County). The unit has hardwood-style flooring throughout, a modern open kitchen with stainless steel appliances, quartz countertops, and a dishwasher. There's an in-unit washer and dryer, a spacious living room, and a large pantry/storage closet. Each bedroom has its own PTAC heating and cooling unit.

The building features keyless entry with facial recognition, a fitness center with free weights and cardio machines, a second-floor sundeck with seating and grills, secure mailroom, parking garage (spaces are $150/mo), elevator access, and virtual doorman system. The neighborhood is walkable with shops and restaurants nearby, including a Lidl grocery store 10 min walk away.

YOUR ROOM & BATHROOM
The bedroom is approximately 10' x 18' with a large window that gets good natural light and a view of downtown Manhattan. The room can comfortably fit a queen-size bed. It comes with a walk-in closet and its own private bathroom (not shared) with a full tub/shower combo. The room will be unfurnished.

YOUR ROOMMATE
Your roommate is a 24-year-old who works in the data and AI field, remote 9-5. He's into soccer, football, and cooking. He always cleans up after himself, is very tidy, and handles dishes and trash as needed. He rarely has guests and is an overall easy-going, respectful roommate. No pets.

UTILITIES
All utilities are split evenly: Wi-Fi ($18/mo), renters insurance ($11/mo), gas/sewage ($18/mo), plus your share of water and electricity (variable).

LEASE TRANSFER PROCESS
This is a formal lease assignment, not a sublet. The building's management company will send you a link to apply. They run a credit check and criminal background check. Once approved, they issue a roommate release form that removes me from the lease and adds you—all other lease terms stay the same. The lease ends July 24, 2026. There is no guarantor on the lease.

COMMUTE TO NYC
The NJ Transit 156 bus stops about one block away and goes directly to the Port Authority Bus Terminal in Midtown Manhattan in roughly 15-30 minutes. The 156 runs every 20-30 minutes during peak hours. There are also several other bus lines within a 10-minute walk. An unlimited monthly bus pass is $126/mo.
