9x10 Room Available in 2bed/1bath

I have 1 bedroom available in a 2 bedroom / 1 bathroom 2nd floor apartment. It's only $750/month (price negotiable) plus utilities+internet being about an average of $75/month (varying due to weather). There is central heating/air! $40 one-time, non-refundable fee for background/income check. One month security deposit returned at end of lease.

The room is 9'x10' plus a 2'x6.5' closet. There is also a small common area, which is currently furnished as shown, but I'm willing to rearrange if you want to bring in more furniture or redecorate. The apartment is small, but cozy, and a great price.

The 123 bus to New York is 3 short blocks away; the ride to Port Authority is about 25 minutes during rush hour. There are several laundromats near us, the closest is just around the corner.

I have a cat. She is very mild-mannered and super soft. Please be willing to check her water in the event I am gone for multiple nights (rare). Otherwise, you can close her out of your room and ignore her, or give her all your love (she loves the window in your room though). She sleeps in my room.

I am a 23 year old female engineer. I work in NYC, though I'm working from home at the moment. I am quiet and keep to myself, occasionally have bf over, but I usually go to his. I keep things in the common areas generally neat.

I am looking for a roommate male/female/whatever who will respect boundaries, noise levels, and help maintain order in the common spaces. I don't necessarily expect a friendship, just a good working roommate relationship.
