Private bedroom with private bathroom

Small private bedroom located in the second floor of my house. This level has a separate entrance from the main one, you would be sharing this entrance with one other 70 old lady who's renting the other bedroom located in this level.
This cozy bedroom is already furnished with what you see in the pictures, it futures a full Bathroom ( there's a slanted wall, so it may not be a good fit if you are on the taller side).
There's a small space just outside the room with a full size fridge, air fryer, microwave, coffee maker... There's not a full Kitchen, NO SINK. For this reason we are looking for someone that it's not expecting too cook a lot and will do quick meals using the appliances provided.
The house is located in a safe, quiet, nice neighborhood with plenty of street parking. A few ft away from Wawa , 450 ft away from the laundry and just steps away from bus stop.
The room is for one person only, will not consider couples or more than one occupant, sorry...
No pets and no smoking inside the house.
Stable income is required and will ask for a copy of your licence and last paystubs or any other proof of salary.
