We are looking for 1 full-time working adult in their 20's to fill the huge master bedroom in our 3 bed/1 bathroom apartment in Stuytown. The master bedroom is ~180 square feet and includes 2 full closets. The bed in the photos is queen sized for reference. The room has 2 windows (1 faces West and 1 faces North) and a window A/C unit which is built-in.

The lease would begin on November 1st, 2025 and would be a 1-year lease as our existing roommate will be moving out on October 31st. We need to have a roommate signed up by the end of September for the November 1 lease start date. The attached floor plan is a very near replica of our apartment, although flipped as the front door of our unit is actually on the right side. We also have a fully open living room (there is no wall in the middle as shown on the floor plan).

Your portion of rent, with all utilities, will total $2,300 total per month. Stuytown also requires your income to be at least 36x of rent (not 40x like most apartments) and you will need to show proof of income. The guy leaving is also interested in selling a lot of his furniture in the room as well (list TBD on specific items) and may be able to move out before 10/31 (date TBD).

To avoid Stuytown raising the rent of the unit even higher to be closer to the market rate, you would be moving in as an "occupant" and not a "tenant", so you would not be listed on the lease. You would still have the standard rights as usual, but the primary difference is that occupants can't directly pay rent through the rent website (Clickpay). Instead, you would need to Zelle one of us each month so we can pay rent on your behalf. To do this, we will need to do a "tenant relinquishment process" through Stuytown, which states the vacating tenant is relinquishing their rights to the unit to the occupant. There is a one-time $165 occupant application fee for this process. No security deposit will be required. Separately, we will have a signed, notarized document stating you, as the occupant, will pay your portion of rent and utilities each month since you won’t be listed on the lease directly.

Our third roommate is moving in with his significant other, so we're looking to fill his room for another year with someone that shares similar interests and hobbies. We're both mid-20's guys that work in finance that like to grab a drink around the East Village and other neighborhoods when we want to try something new. We like watching sports, especially with football season here, and also like to shoot around on the basketball courts right near the apartment when we can. We enjoy the latest movies, shows, and just about anything else you can think of. We're hoping to find someone with similar interests that would fit right in. I'm from the Midwest and the other roommate is from the Baltimore area. We both went to big universities and moved to NYC for work after college, so we are still very much exploring the city.

We're looking for someone that not only has similar interests and hobbies but is also clean and respectful of the shared spaces given there's 3 of us. No one is expecting a perfectly clean apartment 24/7, but we do keep it tidy outside of our rooms and clean up after ourselves.

The apartment is located on the Avenue C loop and is less than a 5 minute walk from Target, Trader Joes, and Whole Foods. The L and the nearest bus stops are also right by. Within just a 5-10 minute walk, you can find yourself in the heart of the East Village or Gramercy which includes endless bars, restaurants, and more.

Our building has a mailroom in the lobby, in-building laundry, 2 elevators, and storage units for rent in the basement. The unit is technically on the 3rd floor, although Stuytown says it's the 1st floor, so you can usually take the stairs faster than waiting for the elevator if preferred. Stuytown has a small green area in the center of the complex called the "oval", a lot of green space compared to most of Manhattan, and its own small cafe in the center too. Throughout Stuytown/Peter Cooper Village, there are multiple basketball courts, pickleball courts, and more as well as a private resident-only gyms and a private security. Stuytown also has multiple Citibike stations right around it and a personal resident-only Citibike station that is limited to Stuytown residents.
