The Space
• Rent: $1,100/month.

Lease & Financial Requirements
• Takeover Fee: There is a $500 lease takeover fee.
• Guarantors Insurance Bonus: The previous tenant has already paid for Guarantors Insurance ($1,030 value) and will transfer that coverage to you, so you will not need to pay for it.
• Initial Payment: Upon signing, the new tenant must provide a cashier’s check for the first month’s rent and one month’s security deposit.
• Payment Policy: Checks must be made out to Herald Towers LLC. No money should be transferred between incoming, vacating, or current tenants.
• Security Refund: The vacating tenant will receive their security deposit refund in 6–8 weeks.

I’ll be moving out, and the room will be available through an official lease assignment process with Herald Towers. This is not a sublet — you will be officially added to the lease through building management.

The apartment has great amenities and an amazing, super convenient location. The room is on the smaller side and has a flex wall with a shared window, but the building really makes up for it in value and convenience.

Rent & fees:
- $1,100/month + utilities
- $500 one-time lease assignment fee (required by management)
- No security deposit required (guarantor insurance is already in place and will be transferred)

Requirements:
- Move-in: June 1st ONLY (no later move-in dates)
- No temporary stays
- No pets
- 3 female roommates
- All amenities included
- Must be currently in NYC and ready to complete the process quickly
- Background check required

Lease assignment process through Herald Towers:
- Submit application through Herald Towers
- Interview with current roommates
- Must meet 40x the rent collectively
(or use a personal guarantor at 80x / third-party guarantor company if needed)
- First month’s rent due upon approval
- Lease assignment takes at least 2 weeks, so serious applicants only

Roommate fit / ideal match:
- Preferably quiet during 10:30/11 PM – 7:30 AM
- Clean and respectful about maintaining shared spaces
- Sound travels easily, so being mindful of noise is important
- Someone who works outside the apartment or travels often is ideal
- Full-time work-from-home may not be the best fit due to privacy and work-call considerations

Please note: the room is located under the gym, so there can occasionally be some noise from weights being dropped during peak hours.
