Room for rent close to RedLine station

Newly empty nested, I have a large room for rent. (Couples are welcome, but there will be an additional $100 added for the additional utilities.) The room is partially furnished, but the items can be moved.
There is a patio with a parking space, but the space is being rented month to montj. Parking can be added for an addition $150)
There is a shared full bathroom upstairs as well as a shared half-bath downstairs.
I am away between 7am and 4:30pm M-F. The hope is to find someone respectful and relatively tidy.. I understand different schedules and having guests over, but it would be nice to know if social functions would be pouring into late-night/early morning hours. There is no smoking on the premises. I have a cat as well.
The lease expires in April 2026, and the rent may increase marginally upon renewal.
The home is two blocks from the Rhode Island metro station, and there is a G8 bus stop 1/2 block away. There is also a Capital Bikeshare station 1/2 block away.
Bars, restaurants, grocery stores, and shopping options are all located within blocks of the home.
There is also a front porch.
Despite the location, it is super quiet inside. Please reach out if you have interest.
