FREE Street parking. 15mins walking distance to metro. Bus pickup stops are 1 - 5 mins walking distance.
This is not a business, nor a replacement for employment. As the homeowner, I leverage my basic living to assist me in covering some of my personal basic living expenses. In exchange for your spending, you receive a private and conveniently located place to host you during your stay in Washington D. C.
About the Space
A private en‑suite bedroom with your own bathroom in a quiet, well‑kept home shared with two or three other respectful female residents.
- You’ll have access to fully furnished living areas, kitchens, laundry, and outdoor spaces.
- All utilities (internet, water, electricity) are included in the rate — please use them responsibly.
Cleanliness & Common Areas
This home is well maintained, and I expect all residents to contribute to that:
- Always clean up after yourself in kitchens, bathrooms, living rooms, and exteriors.
- Wash dishes immediately after use and return them to the labeled kitchen cabinets.
- Wipe down and mop the kitchen floor, counters, tables, and all cooking surfaces after food preparation.
- Keep hallways, entryways, and shared areas free of clutter.
- Remove all personal items from shared areas when not in use.
- Take out trash and recycling regularly — pickup day is Wednesday, and local recycling rules must be followed.
- Do not leave laundry unattended; laundry days rotate among residents.
- Be considerate of shared utilities (water, electricity, internet) to conserve energy.
- The previous guest left a tidy room for you to enjoy. That said, my daughter and I will not take action related to "cleaning." This is part of Self-Clean Discount Stay!
Noise & Respect
- Quiet hours: 11 PM – 6 AM.
- No loud music, TV, or parties during quiet hours.
- Use reasonable volume, or headphones for personal entertainment.
- Respect neighbors and fellow tenants at all times.
Safety & Security
- Lock all doors and windows when leaving.
- Do not share keys, or access codes with anyone who doesn’t live in the home.
- No candles, open flames, or unsafe appliances left unattended.
- Report any damage or safety concerns immediately.
- Do not tamper with smoke detectors, fire extinguishers, or security systems.
Guests & Visitors (non-negotiable)
- Overnight guests must be approved in advance by the owner (host).
- No unauthorized visitors are permitted.
- Maximum occupancy limits apply.
- Parties and events are not allowed unless pre‑approved.
Pets (If Applicable)
My daughter and I love cats, but unfortunately are severely allergic to them. That is said, please adhere to the following:
- Pets must be approved before arrival.
- Clean up after pets indoors and outdoors.
- Pets are not allowed on furniture in common areas.
- Keep pets leashed in shared spaces.
- Excessive barking or disruption is not tolerated.
Smoking, Alcohol & Substances
- No smoking indoors. Smoking is allowed outdoors only, and cigarette butts must not be discarded on the grass.
- Illegal substances are strictly prohibited.
- Alcohol consumption must be responsible and not disruptive.
Property Care
- Do not remove property items or furniture from the home.
- Use all appliances and amenities responsibly.
- Report any broken or damaged items immediately.
- Do not flush anything other than toilet paper down the drains or toilets.
Mail and Deliveries:
- This is a safe neighborhood; delivered mail can stay overnight on the porch without being tampered with.
- Yes, Washington D. C. metro residents receive mail delivery to residential addresses!
Parking
- Unlimited free street-parking is available for tenants. Park only in designated spots.
- Do not block driveways, sidewalks, or neighbors’ access.
- No city permission is required in our neighbourhood.
- Adhere to agreed check‑in and check‑out times.
Keys & Belongings
- Return all keys when you check out. If I am not available to receive your key, leave it on the kitchen counter.
- Keep track of personal items during your stay.
Checkout
- Deliver a spotless, move‑in‑ready room upon checkout — floors mopped, surfaces cleaned, and personal items removed. Used sheets and towels are washed, dried, and a new set is placed on the bed for the next guest.
- Failure to do so will result in a $195 post‑checkout additional charge.
- Take all personal belongings with you.
- Leave the property in the same or better condition than you found it.
Other Rules
- No illegal activities on the property.
- Follow all local laws and community guidelines.
- Communicate promptly with me (the property owner) if any issues arise.
