Rooms for rent in quiet & safe neighborhood
The rented rooms are in the North wing of a N. Moreno Valley, CA home. Tenants gain access to the North wing via their private front door in the entry patio (different than the main home's front door). Upon entering the N. wing front door, there is a shared common area that consists of a hallway with a total of 3 bedrooms, a sitting area/table top/ chairs, a kitchenette, new refrigerator, new washer dryer set to do your laundry, and a bathroom to share with one other Tenant. The 3rd bedroom with its own bathroom is not available at the moment but will be likely within a few months. If the 3rd bedroom with its own bathroom becomes available, you may be able to switch rooms. Rent for the 3rd bedroom with own bathroom will be $1100.
There is no need to enter the owner's front door or walk through the owner-occupied area of the home. The N. wing and the owner's area is divided by a door at the end of the N. hallway next to the Tenant's kitchenette/laundry area (see photos). The door dividing the owners' area and the Rented room/common area will primarily closed except when owners' enter on their laundry day or to clean out hallway trash.
No smoking tobacco, c*nnabis, or vape. No use of recreational drugs of any kind permitted. No pets. Single occupancy only. Lease options are either a 6-month, or 6 month +, or 1 year lease (preferably 1 year), then month-to-month after the lease term with the goal to provide long term housing/tenancy.
All utilities are included with monthly rent. No extra charges for anything including all utilities, trash removal, laundry machine use, or internet use. Each room has a ceiling fan and windows + front entry door security screen allows for cool evening breezes to flow in.
The shared common area has an entry shoe rack, table-top and chairs, new washer/dryer. Kitchenette, refrigerator, cooktop and kettle to prepare light meals or snacks. The kitchenette has shelves for each tenant's items, plus a sink. The laundry machines will be shared by the tenants and owners. New laundry machines will be used on separate day schedule so all residents have private use of the machines on their scheduled day. Vacuum, electric kettle, etc. is for common use.
Private furnished bedrooms #1 & #2:
Both are spacious, comfortable, provide plenty of room to move about and are furnished. Owner is open to discussing residents adding mini microwave, toaster oven, coffee machine etc. for common use area.
Room #1 provides long closet with mirrored doors
Room #2 has walk-in-closet.
Each room rents for =$850 per month + another $850 for Security Deposit per room. Each tenant pays $1700 on lease signing day to receive keys if move-in day is on the 1st of the month. If applicant/tenant moves in on a different day of the month, the rent rate will be prorated. Rooms available now.
Both rooms have a large window in room with side-yard view. Blinds provided so tenants can shut out light and have privacy. The bathroom shown in photos is steps from the bedrooms. Bathroom has tub/shower, double sinks, drawers/cabinet for toiletry storage, fan, lights, window for ventilation, and toilet. The bathroom has 2 doors, one for the sink area and the other for the shower/toilet area for added convenience.
The neighborhood is quiet and safe. The home owners are respectful, quiet, and clean. There are beautiful mountain views, a neighborhood park a short walk away, hiking a short drive away, and charming donkeys that walk through the neighborhood on any given day. People seeking safety, comfort, convenience, and savings should apply.
The only fee comes from the cost of the background check that the tenant will pay themselves, about $40. The name of the background check company is The background fee will take place after the potential tenant has already spoken to the property manager and provided sufficient information to determine eligibility. No money including deposit or first month rent will be asked for until applicant meets the property manager in person, views the rental property and agrees to lease the room.
Plenty of parking on street; driveway parking is available on Tuesday mornings when street sweeper cleans the street.
