Room in coveted home, needs a new tenant

The upstairs bedroom is freshly painted with a new ceiling fan and new curtains. The hallway bathroom would be yours to use. It has new floors, is clean, and is shared with one couple (2 males)

Fully furnished loft upstairs for you to share with that couple. There's a 65in fire TV with Netflix, prime video, Hulu, and Disney plus and a cozy small sectional.

The laundry room is upstairs as well, you will be expected to keep it tidy and use your own products.

There is a beautiful backyard with trees, shaded patios and a fire pit you may use any time when you buy your own wood.

There will be 1 parking space for you in the driveway. Guests parking in the street overnight from 10pm to 5am may be fined by the HOA and you would be responsible up to 100$ each night. I would highly suggest they park down the road so the HOA doesn't know who's house the guest is visiting, as the fine is charged to the house it's in front of not the actual car.
1 shelf will be reserved as yours in the fridge\freezer, in the kitchen cabinet above the dishwasher, and in the walk in pantry. Also in your bathroom you will get one whole side of the under cabinet and 1 drawer. There is also a hallway linen closet.

We ask that you keep the shared areas clean and to hand wash your dishes after use.
Do not use other people's disposables such as toilet paper, paper plates, aluminum foil, etc. It is your responsibility to buy for and take care of yourself.
Guests are allowed but be mindful how much. Noone here really has guests over more than 1 person at a time. More than that would be rare and should be saved for the weekend.

Please be flexible about parking arrangements

Asking for 740$ due every month on the 1st.

Your last months rent and 600$ security deposit are due up front. So long as the room and house are not damaged and left in good condition you will receive the security deposit back, but must give a 30 days notice of move out date. Once you give that 30 days notice your last months rent will be used and you will not owe rent that month again. Upon moving in, after paying the security deposit and last months rent, your monthly rent will be due on the next 1st of every month, paying on a month to month basis for the whole month at the beginning of each month. So you could potentially get 1st month free if you move in on April 2nd.

This is a highly coveted place to live because we keep it peaceful, professional, and mature, and have no issues currently. We want a roommate who is kind, considerate, loves dogs, and is good at cleaning.
