800 sqft lower level room for rent- females preferred

ROOM FOR RENT FEMALES preferred!!!

I’m renting out the basement in my townhouse. It’s an 800 sq foot space that is fully furnished with- a king size bed, a loveseat sofa, a coffee table, a desk and chair, a mini fridge, a shark vacuum, a custom made coat rack, and a screen tv.

A brand new washer a dryer for only you to use downstairs!
There’s a semi walk in closet with tons of space, some shelving at the end of the hallway for more storage and your own private bathroom with even more storage. You also have access to the back yard from the basement.

The shared spaces include the kitchen, dining room and living room. There are 2 cats that are mostly on the main floor but are both very sweet.

That being said I’m not gonna allow other pets, they’re very anxious around dogs. Living here currently is myself (24) and another female (29) so i’d prefer to only rent the room to a female.

The rent is $900 a month which includes all utilities and wifi. I’m asking for first and last month’s rent and a security deposit of $250 when moving in.
Minimum lease length I’m willing to do is 6 months
