Things to know before you rent here…..

Rent: Monthly rent is $430. Utilities included are: electricity, heat, water, sewage, garbage and WIFI. First month’s rent is due prior to occupancy. Rent covers one furnished room with deadbolt lock, access to common spaces including the stocked kitchen, dining, living room, decks and one bathroom. There are 4 bedrooms in this apartment.

Minimum/Maximum Stay:  The minimum stay is one full calendar month.  If your move-in month is not a full month, we will pro-rate the rent.  We will not pro-rate departure months unless we have a new tenant willing to take over where you left off.  Minimum notice to vacate is one full calendar month plus one day.  For example, July would be the calendar month if notice was given ANY day in June.  Notice must be in writing (email or text acceptable upon confirmation of receipt). 
   
There are lots of stairs!: Most bedrooms are on the 3rd floor, common spaces are on the 2nd floor. This is not the rental for you if you have troubles/challenges with climbing stairs. If you are looking for a workout built in to your day to day living, read on.

Personal belongings:  There are designated areas for storing your personal items in the common areas (e. g. food in pantry, coats and shoes in entry closet).  Outside of these designated spots, your personal items must remain in your room for the comfort of your fellow tenants, ease of cleaning and your security.  All rooms have a deadbolt lock. 

Damage/security/cleaning deposit:  Our conversations and email exchanges do not equate to a rental agreement.  We are typically communicating with multiple potential renters simultaneously.  We do not guarantee any rental until application, application fee, deposit and signed rental agreement are received and background check has been run and passed.  First month’s rent is due on the day you first occupy the property.  Deposit is $530 and must be paid upon signing rental agreement.   This deposit will be refunded to you when you and all your belongings have vacated the dwelling, your rent is paid in full and your rented space is in the same condition as when you arrived. 

Criminal/Credit Background Check:  A $22 (per adult) application fee will be payable by you to our tenant screening service when we extend a conditional offer to rent. This fee in nonrefundable if you don't pass the background check.  We will need your social security number, date of birth, full legal name and current address to run the background check.  

Cleaning:  Out of respect for your fellow tenants everyone must clean up after themselves immediately. 

Access:  We will give 12 hour notice to the email address or text to phone number you provide if we need to show your room to a prospective tenant.  We need access to common areas with no notice at reasonable hours for cleaning/maintenance/repairs/showings/etc.

No Smoking, No Pets of any kind, Not inside or outside, no exceptions.  Not even visits.  This is not the rental for you if you have any kind of pet.

Parking:  There are 8 first-come, first-serve off-street parking spots for the 10-12 building occupants. Otherwise, parking is on the street.
