Room available in nice area of Fitchburg

Moving this to the top as it seems to be missed over and over:
*This listing is for ONE roommate or ONE roommate only - no couples and no kids - just one adult roommate that can pay their rent and utilities on time, is clean and respectful, and doesn't have people over all the time (once a week at the most)
*NO INSIDE SMOKING OF ANY KIND INCLUDING VAPING OR ANY FORM OF E-CIGARETTES, NO DRUGS (it's not just my personal preference as I find each of these habits to be disgusting, but the building is 100% non-smoking)
*NO USE OF INSENSE STICKS OR ESSENTIAL OIL DIFFUSERS - I have bad asthma, and both of these make it noticeably worse

Room that measures roughly 11' x 12' with a walk-in closet that measures about 3' x 8' plus your own full bathroom with tub (noted on the included floor plan).

The pro-rated rent for the current month will be due prior to the keys being handed over if a move-in date is agreed upon that is after the 1st of the month.

The basics:
*Current lease runs through 4/30/26 and I am looking for someone who is willing to sign on through the end of the lease. Shorter term leases will be considered but preference will be given to those willing to stay through the end of it.
*Must pass background check and apply through Madison Property Management with a required credit score of 630 or higher
*Rent is $750/month with no security deposit with an approved application (for comparison, 2-bedroom/2-bathroom units in this complex are currently going for $1850/month). I am open to negotiating the monthly rent for the right person so please don't hesitate to reach out if you have a number in mind.
*Utilities are extra and will be split 50/50 (expect to be on average of $40-$50 per month for gas and electric)
*Parking is included - you will get one spot in the parking lot in front of the building
*Washer and dryer in-unit
*No pets (there is already a dog and a cat here - both hang out in my room when I am home or away)
*Located in a nice part of Fitchburg close to multiple gyms, shopping, restaurants, etc. and close to a bus stop (I think it's route 75)
*Male or female doesn't matter, must be at least 18 to sign the lease and employed with sufficient income and credit score (650 I think) to pass the credit check
