Private room in safe neighborhood

This 9’x12’ (104 sq ft) bedroom is available as of 8/1/26. Utilities included in the rent. Beautiful house in a safe neighborhood. Shared bathroom, living space, kitchen, yard. The bedroom is not furnished. The rest of the house is fully furnished. There are 2 of us living here. One of us is downstairs and she lives mostly separately from the rest of the house. One of us is upstairs and you will share with her. There are 2 indoor cats upstairs. We are pretty quiet here. No big parties or anything like that. The downstairs roomie often works nights, so being reasonably quiet during the day is important. Clean & sober preferred.
I am semi-retired and am long-term clean & sober. I like arts & crafts, watching tv or listening to audio books, love walks on the beach and spending time with friends & family. My daughter and her girlfriend are in the lgbtq+ mix. It is important that you are comfortable with this as they visit about once every week or so. The downstairs roommate is female, very considerate, and easy to live with. I will make sure that you meet her before we agree to your moving in to be sure that we are all a good match.
