Bedroom for rent

Hi, My name is Jay. I'm exploring the possibility of renting out one room of my house. I would have a private 3/4 bathroom available as well (toilet and shower). The main bathroom would be shared, as well as the living room and kitchen area. The room has a queen bed already and a private closet. The bed is the only thing currently in there. I live by myself and I am an outgoing, friendly person. I am family oriented. There are some weeks where I am gone for work, but I am always home on the weekend. I'm an early riser and usually pretty early to to bed as well. I like to keep a nice tidy house. I have a fully fenced backyard, and easy freeway access. All amenities would be included on the flat rate. I also do have central heating and cooling. I have never done this before, so I would like a chance to meet before going through on this.
