ISO one roomate/ buddy!

🏡 Looking for a Roommate!
My brother (33, transgender) and I (31) are looking for someone to rent the third bedroom in our two-story, three-bedroom rental home in an HOA community.
📍 Location: Puyallup, off 176th St, in a neighborhood between WinCo and Safeway.
We're hoping to find someone who's not only a great roommate, but someone we genuinely connect with and could become a friend. We value having a home that feels welcoming and social, so we're hoping to find someone who enjoys being part of the household and is interested in building a friendly roommate relationship—not just renting a room.
🛁 Bathroom: Shared bathroom.
🐶 We also have two friendly dogs:
• 5-year-old Chihuahua/Pomeranian mix (female)
• 2-year-old Black Mouth Cur mix (female)
We're open to discussing pets, although we'd prefer no cats.
Rent & Lease:
• Current rent: $2,762/month ($920.67 each)
• If we renew the one-year lease, rent will increase to $2,935/month ($978.33 each).
• Our lease renewal is due by September 22.
• We'd like to start on the month-to-month lease ($3,010 total / $1,003.33 each) to make sure everyone feels it's a good fit before committing long-term. We've had negative roommate experiences in the past, so finding the right fit is really important to us.
• If it's a great fit, we'd all sign the one-year lease together.
Other monthly costs (per person):
• Wi-Fi: $18.67
• Utilities average about $117 in the winter and $89 in the summer
