Perfect location for students! Leases available are 6, 12, or a custom lease to last through the school term. Room available now. We are looking at having it occupied right after Halloween (don't come over on Halloween in costume expecting a tour, it's trick-or-treat, not trick-or-rent-me-a-room).

Rooms are furnished with a desk, night stand, bookcase, and bed. A dresser is built into the wall.

There are some tools and equipment available to those in the STEM fields and makers. There is also a 3D printer that I can print things on by request (you'll need to pay for filament depending on what is being printed)

Room descriptions:
* 156 sq ft master
* 136 sq ft bedroom (shared bathroom, but your own sink)
* 93 sq ft bedroom (shared bathroom with own sink)
* Huge basement (where the landlord spends most of his time)
There is a third bathroom in the basement used primarily by the landlord, but can be used if the shared bathroom is occupied (if you have the master bedroom then you're only supposed to use your bathroom, unless there is something wrong with it).

Couples are allowed, though to keep things reasonable, we try and limit a max of 3 people per bathroom. The shared hall bathroom has two sinks, and the tenants usually agree to what "side" is theirs. The master bedroom can technically have a max of 3 people in it, and the full beds comfortably sleep two average sized young adults.

For the health and safety of all residents, we do require that you keep up with your flu and COVID vaccinations. Please keep your receipt to receive a discount for your out of pocket costs for these vaccines.

You must be 18+ (or 16+ emancipated minor) to sign and rent a room (if you are starting your first year at a university, keep in mind that they might require you live on campus at first). Yes, I do rent to those with zero credit and no rental history. I run a separate background and credit check service with TransUnion My Smart Move (if you seem like a fit, you'll be sent a link to the background check service which is done free of charge to you).

This isn't a "frat house" and there are rules to be followed:

* Smoking and vaping is strictly prohibited indoors, including bathrooms. There are no exceptions. Vaping is allowed outside (if you vape, please use the reusable ones as the single use ones are hazardous waste and a disposal nightmare). Bathrooms and open windows don't count as "outside" as the residue still coats/damages walls, and can still leak out into the rest of the house.

* Cleanliness: Residents must consistently clean up after themselves in all shared spaces. There is a standing "if you cook, you clean up" policy in the kitchen.

* Controlled substances: No alcohol or other controlled substances in the shared spaces (including the fridge/freezers in the kitchen) nor cooking wines in the cupboard. This is to maintain a safe and welcoming environment for all guests, including those under 21 and to avoid potential issues and disruptions and potential liability issues. We do favor those that don't smoke/vape are non-drinkers.

* Quiet Hours: 11:30pm-6am, unless all residents agree otherwise.

Pets are considered. No ESA alligators , pumas, rabies-infected bats, etc.
