All utilities, 1gbit broadband, free laundry room included. Keyless entry exterior and bedroom doors, and color changing smart lights in the common areas (can be controlled from Nest Hub). Netflix, Disney+, Paramount+, Amazon Prime, and PBS Passport accounts are registered on the Google TV device. The laser and color inkjet printers are available for use. The 3d printer you can't use, but can ask me to print things for you.
Off street parking available, there is also plenty of street parking. If you have a really short car, then garage parking is available. For the carless, I do offer rides to the grocery and other stores, especially when I'm heading to them.
Rent rates are:
* 156 sq ft master: $1000/mo (can be shared for $575/mo each)
* 136 sq ft bedroom: $800/mo (can be shared for $475/mo each)
* 93 sq ft bedroom: $700/mo
One room will become available December 15th, the second most likely in April--still working out the details on that one)
The current housemates:
* 18 y/o culinary arts student at bates tech (and technically still a HS student). Friendly happy guy, and likes to occasionally cooks meals for friends and other roommates. Temporarily in master bedroom paying a single room rate until one of the rooms is freed up, or he finds a roommate.
* 21 & 23 y/o couple, with a 6-month lease ending December 15th. They have been traveling around the country taking short term jobs. This is why a room is available.
* 21 y/o gamer. Spends most of his time in his room on his computer until the wee hours of the morning. Plans on moving in March.
* Landlord is tech geek (programming, Linux, Electronics), and occupies the basement level. Pretty easy going and understanding, and recognizes everyone screws up from time to time. Plentiful source of free advice and warped jokes.
Ideal roommates would recognize they are in a shared living situation and are courteous to others and clean up after themselves, rather than leaving their mess to whoever is assigned that cleaning area for the week (not doing this is a sure way to not have your lease renewed, or to be "asked" to leave early). Those that want to cultivate a community atmosphere are appreciated.
I'm typically flexible on the lease terms, depending on your situation. So if, for one purely hypothetical example, you come by looking for a room because one of your step parents is kicking you out right after you turned 18, we agree on terms and a start date, then you get dumped off on my doorstep with all your stuff nearly a week early by one of your parents, we can make it work. I'll even accommodate you temporarily sleeping on a couch until one of the rooms frees up if you don't have any other options (you will have to pay in advance for the room though and have signed a lease agreement, and the room will have to become available within a few weeks).
Annual COVID and Flu vaccines are required to keep everyone safe and healthy. No smoking, vaping, or illicit drugs allowed (THC edibles tolerated if kept in room). Alcohol is only allowed in your personal room if you are 21+ (preference is given to non-drinkers). CDC recommends meningitis vaccines for anyone under 26 as it kills 90% within the first 24 hours, even with treatment. (WA state department of health recommends and/or requires the following vaccines for students: Measles, COVID-19, Tdap, Chickenpox, MenACWY, MenB, Flu, Hepatitis A & B, and HPV).
Background and credit checks will be done at no cost to you using TransUnion My Smart Move (I hate Equifax ever since their data breach). I do take people with no or bad credit, and will consider other issues in the background check. You will be asked about anything that crops up in your report, and likely get some unasked for advice in the process.
The "rooms" count is wrong. There are 3 legal bedrooms, 3 bathrooms. The basement doesn't have a legal bedroom because of the egress windows are too far from the floor for modern standards; but, because I own the place and am not renting out the basement to someone, I can live down there..
