Master bedroom with private bath now up for rent, starting Aug 1st, and (it can have a max of 3 people (the third would have to be on a roll-away twin).

Room is furnished with a desk, night stand, and bed. A dresser is built into the wall.

Leases available are 6, 12, or a custom lease to last through the school term. There is a $100 discount to your first month's rent if you bring in a friend that also rents a room here. Rooms can be shared (you don't get a discount if your room is shared by a friend though, only if they rent their own room).

* 156 sq ft master (with it's own bathroom and shower)
* 136 sq ft bedroom (shared bathroom, but your own sink)
* 93 sq ft bedroom (shared bathroom with own sink)
* Huge basement (where the landlord spends most of his time)
There is a third bathroom in the basement used primarily by the landlord, but can be used if the shared bathroom is occupied.

For the health and safety of all residents, we do require that you keep up with your flu and COVID vaccinations. Please keep your receipt to receive a discount for your out of pocket costs for these vaccines.

You must be 18+ or an emancipated minor to rent a room. Also be aware your college may require you to spend your first year in campus housing, so double check that requirement. Your parent can't sign a lease for you here, but they can pay your rent directly.

Yes, I do rent to those with zero credit and no rental history, however this isn't a "frat house" and there are rules to be followed:

* Smoking and vaping is strictly prohibited indoors, including bathrooms. There is no exception. Even with a fan on, the walls and fixtures still collect residue and contaminated air can spread throughout the house.

* Cleanliness: Residents must consistently clean up after themselves in all shared spaces. There is a standing "if you cook, you clean up" policy in the kitchen.

* Controlled substances: No alcohol (or other controlled substances) are permitted in shared living areas (this includes the fridges in the kitchen). Drunk, disruptive, or disrespectful behavior will not be tolerated. Nobody here is your dad (unless your dad actually is renting a room for some reason), so you are expected to manage yourself responsibly and not bring disruptions back into the home.

* Quiet Hours: 11pm-6am, unless all residents agree otherwise.

We have an environment that is welcoming and safe for everyone, including those under 21, so these rules, especially on controlled substances storage, are strictly enforced for safety and to limit liability. We do favor those that don't smoke/vape are non-drinkers.
