Seeking Lease Take Over in 3 Bdrm Duplex

We are currently a household of three. One of us is moving out in Jan and we are seeking someone to take over his spot on the lease. My name is Kristin and I work from home and have the master. The other roommate remaining is Johnny and he works outside of the home, sometimes nights.

The person who is leaving can be out by Jan 16th and you could move it at that time and wouldn't owe rent until Feb 1st. Utilities are garbage (every 3 months), Water & Sewage (every other month). Gas, Electric, and internet (last three are monthly). Utilities are about 200 per month at the highest in the winter.

The room is large, with a walk in closet. None of the furniture is staying in the room. You would share the bathroom with one other roommate. The downstairs is shared too, but neither of the two of us remaining regularly use the living room. (Only when I entertain which is infrequent). Shared areas, especially the kitchen must be kept clean.

I have two dogs. Pepper Ann Pizza (12yo, 63lbs lab mix) and Muppet (2yo, 18lbs, Boston terrier mix). The lease would allow one cat, which would be fine so long as they don't eat house plants.
