Master Bdrm w/ Prvt Bath for Rent in 2b/2ba Apt

I am a 35 year old single working professional, looking for a roommate in my 2bed/2bath apartment.
The bedroom for rent is the master bedroom, which has a larger closet and an ensuite bathroom. It comes partially furnished with a 6-drawer dresser, two bedside end-tables and two bookshelves I have the secondary bedroom and the hall bathroom.
There is in-unit laundry and 2 reserved parking spaces. I use one, you would have the other. It is $75 each for the parking space, and you would be paying for yours.
Electricity is separate under PSE and Water/Sewer/Trash is charged with rent through Conservice. You would be expected to pay half.
I already have Xfinity internet set up (the highest speed), and there is not a way to have a second account, so if you want to use that internet, you would be expected to pay half of that bill.
I am clean and tidy, I don't have parties, and am generally a quiet person. I have two cats, and a few fish tanks.
My last roommates ended up being squatters that had to be removed by the police - they never paid for their share for almost three months, and I cannot pay for this apartment by myself; I have completely exhausted my savings. Please keep this information in mind with my requirements:
-Female only. I am willing to discuss a couple, but cost would then go to 1/3rd each, rather than 50/50.
-I want someone around my own age. I am not interested in renting to someone young or much older than myself.
-I need you to pass a basic background check due to my job.
-The apartment is NOT 420-friendly in ANY capacity, also due to my job.
-I would like to see verifiable rental history and verifiable steady employment (these are things the office will ask for as well).
If you meet these requirements, we can set up a meeting to see if we get along, and then you can apply at the office.
I need you to be on the lease, so you will have to be approved through the office.
