Half house available, looking for roommate(s)

Half of an apartment available for rent. Apartment is three floors, three bedrooms, two and a half baths. Washer, dryer, dishwasher included. Have a small side yard, a one-car garage, and a balcony. I'm the current tenant and have just split up with my ex - right now I'm occupying the master bedroom and the third floor as an office/living room. The smaller two bedrooms and the first floor living room are available for you to use/furnish as you wish. If you are willing to pay a larger share of the rent, I will cede the master and third floor and take the smaller two bedrooms.

I'm a recent computer science grad working part time while I search for a full time software development job. I hope to be able to work remotely and could therefore be home most of the time, but if I'm working in Seattle I'll barely be around. We had two cats in the apartment but my ex is taking them; I would be happy to have cats or a dog around if you have pets (will have to double-check dogs are okay with my landlord but I don't recall that being a deal-breaker). I'm vegan but don't mind if you're not, I just wouldn't want to share cookware with you.

Looking for one roommate but would accept two depending on the situation. Ideally looking for someone I could be friends with too - mostly a homebody in my spare time, into gaming, reading, and listening to music, but like to go on day trips and hikes too. Best case scenario is someone I can talk to about nerd stuff and watch tv with or marathon the extended LOTR movies. Generally quiet, clean, and respectful and looking for someone else who is too. The apartment is non-smoking. I don't mind if you drink casually but I'm not down with a partier or someone who's drinking heavily every night.

Your half of rent is 1150; with utilities added in you're looking at an average of 1373/month here. Utilities are electric, natural gas, trash, sewer, water, pest control, and internet. During about half the year, we will also need to pay for landscaping unless you own a lawn mower.
