Furnished room lease takeover

Spacious furnished room in a shared house in the University District within walking distance to UW campus. Great area near University Ave, light rail station and campus with a public park across the street (playground, grass field, baseball field, tennis courts). Bedroom comes furnished with a bed frame, queen mattress, tv stand, desk, chair, dresser and a mini fridge! Bathroom is shared with two other roommates. All roommates are very cleanly and organized so the common areas and kitchen stay clean 24/7. Brand new modern appliances with three refrigerators to guarantee plenty of refrigerator and freezer space. Dishwasher machine available and there's never dishes in the sink as all roommates clean up after themselves. Huge flat screen TV in living room with comfortable couches. Outdoor "man cave" style shed with couches and a huge flatscreen TV, great place to hangout with friends. Large front yard with grass and a picnic table. Bike storage and outdoor shed storage available. High speed wifi provided. Washer and dryer machines provided. Plenty of parking available behind the house in private parking spots as well as on the street. All roommates are in their 20s and are a super close knit social group that is always doing fun things together. Looking for someone to take over my lease that ends on August 30th. Move-in date ASAP but must be before February 1st. Concession: I will personally give you $500 to use towards rent if you move in before the start of February. This is huge when you consider there's only 7 months left on the lease!
