Private Room in a very spacious home

Hi! We have a room opening in our 3b/3.5ba condo in North Beacon Hill/Central District. We’re a 5-minute walk from the Judkins Park light rail station and even closer to the 90 on-ramp by car. It’s a house with like 7 identicalish units around it forming a little community. The house has 3 floors, with the common areas one flight up. We have a huge kitchen and a a big half bath right next to the kitchen. There’s plenty of space for storage between the garage (which won’t be available for parking) and a hallway closet on the ground floor. We are unfortunately a no pets household, sorry y'all

About the room: You’d be coming into one of the two bedrooms on the top floor. It’s about 10.5’ x 11’ with a small closet and will come unfurnished. It has north and east-facing windows and a full private bathroom. There’d be one of us in the room down the hall from you and the other has his own room on the ground floor.

The appliances here are all nearly new and work great. Alex and I (AJ) have lived here for a year now. Our departing roommate is moving in with his fiancée. We have a property management company that the landlord works with us through who are very responsive to maintenance requests. The new lease would begin Oct. 1st and would renew for another year.

Rent for the room is $850 / month plus utilities. There is a minimum income requirement equal to 3 times one-third of the total rental cost of the unit ($3090.) I know that’s kind of nonsensical but those are the terms laid out on the lease. There's a security deposit of $833 and utilities are not included in the rent but they're next to nothing for half of the year and only $60/mo or so per tenant at their worst.

The house is currently occupied by two guys. Alex is 24 and I’m 34. We’re both working professionals seeking the same. I wake up at around 6 or 6:30am. Neither of us are loud or take up much space. We clean up after ourselves and like having the place look and feel good to be in.
