Lease Takeover Process
• The lease is for a 523 sq. ft. 1-bedroom, 1-bathroom apartment located on the second floor of The Felix Flats in Capitol Hill.
• Rent: $1,775 per month
• Security deposit: $750 (refundable) – this will be paid upfront to me, and refunded by Felix Flats within 30 days of the lease end date.
• Application process: The building will require a screening that includes a $47 fee.
• Move-in date: You can move in anytime between February 8th and March 1st.

Requirements
• Income: At least 2.5x monthly rent ($4,390 gross)
• Credit score: 650 or higher

Apartment Features
• Spacious layout with laminate flooring (no carpet)
• Gas range stove, dishwasher, and modern kitchen amenities
• Secure entry with a key and code
• The lease runs until July 31st, 2025, with the option to renew if desired.

I’m looking for someone to sign the lease by February 7th, and this date is not flexible. Please let me know if you would like to move forward with the tour!
