$825 or possible WFH arrangement - W Vancouver!!

Hello! My name is Alex and I have one unfurnished bedroom available to rent in Vancouver starting February 1st. Rent for the room is $825 per month in a 3-bedroom, 1-bathroom apartment. Water/sewer is included; utilities (electric, internet, and trash) are additional.
The apartment is a 3-bedroom / 1-bath. I currently use one of the other bedrooms as my home office, though only part of the week. I’m very open to talking about a shared WFH office arrangement with adjusted rent if that’s something you’re interested in, but it’s not required. That is what I did with my former roommate. Here are some additional details:
• Private bedroom in a 3BR apartment
• Bright, spacious apartment with shared kitchen and bathroom
• Large living room with big couch and shared TV
• Off-street parking plus a grill for summer use
• Limited shared storage
• Month-to-month lease, with a strong preference for a 1+ year stay
• Deposit, background check, and application fee required
• No pets
• Unfortunately no couples or kids
I am looking for a roommate who has the following characteristics:
• Calm
• Low-drama
• Able to clearly communicate needs
• Clean, but also understands the challenges of ADHD (or is willing to learn more)
• Queer-friendly
I try to keep things as clean as possible without stressing when mistakes happen, and I’m looking for someone who has a similar philosophy when it comes to living together.
Some of the perks of living here are the neighborhood—it’s generally quiet and nice for walking or running, about 1.5 miles to downtown Vancouver and roughly 10 minutes from the farmer’s market. The landlord is very responsive to issues and is friendly and easy to work with. There is off-street parking and a small outdoor area that’s nice for grilling or eating during the warmer months.
A little about me: I’m a queer person who works in mental health, and it’s important to me that I live with someone who can help make this a calm, safe space together. I host occasional get-togethers and you’re welcome to do the same. My hobbies include cooking (sometimes I share the food I make), playing guitar (respectfully), video games, and watching TV. I’ve enjoyed watching shows or movies with previous roommates. In warmer months, I love going to the river, hiking, and spending time with friends.
