2 rooms and private bathroom in 3-bed/2-bath house

I’m looking for one housemate to share the 3-bed/2-bath house I’m renting. You will have two rooms and a private bathroom. It’s a perfect situation for someone who works from home or someone who wants a space for a studio, a den, or extra storage.

The house is spacious with a big, fully-equipped kitchen and open common dining and living rooms. W/D in-house and central AC/heat for year-round comfort. There’s off-street parking and a big back yard with a great view looking north. It’s close to the Burnt Bridge Creek Trail and Hwy 14, Hwy 500, and I-205 are about a 5-minute drive away.

The rooms are about 110 sq. ft. each. One has carpet, the other linoleum, and both have closets. The bathroom has lots of counter space and a full shower/bath.

6-month term, rent is a flat $1,300/mo and includes all utilities, internet, and shared expenses. Move-in cost is first & last month’s rent (negotiable) plus $500 refundable security deposit. We are required to maintain the property so there will be some shared yard work and household chores, but neither takes much time as long as we clean up after ourselves.

Looking for someone who is tidy and respectful. I don’t really care what you do in your space as long as you’re not causing damage or creating a disturbance, but there is no smoking of any kind anywhere in the house. Quiet hours around bedtime. Guests are welcome on occasion, but this isn’t a party house and guests are expected to be respectful of the space and housemates.

I’m an IT professional in my late-30’s with a typical 9-5 schedule. I’m home most evenings and some weekends. I like weight-lifting, running, hiking and other outdoor activities. At home I enjoy movies, music, video games, board games, and tv. I don’t cook very often. I’m down to hang out with housemates or just do our own things. I value open communication in shared living situations and I think it’s important that we be able to get along as people, not just as housemates.
