Creative house iso roommate

Two professional women in their 30s seek single roommate.
Room for rent is 10’x13’ with 6.5’x2’ closet. Shared bathroom for $850 a month, not including utilities.

Requirements: loves pets, but doesn’t have one (we are at capacity), 420 friendly/tolerant, LGBTQIA friendly, timely with bills and rent, good at communication.

We are two best friends that have been living together for a long time but coming into a new space. We are both very creative and have quite a bit of projects going on, I am in several bands and she owns a sewing business. We are also gamers from console to tabletop. We like to cook a lot and are pretty open about sharing supplies, ingredients, and basic house purchases.

We have two cats and two dogs that are quite friendly and like people.

There are new appliances in the house and a giant backyard with a fire pit.

Currently no garage or storage space but we are planning on building a shed eventually. House is fully furnished, but we are both friendly reasonable people if you have items you want to include in common spaces.
