Single room in split level duplex

I have one bedroom in my townehome duplex available in Vancouver within minutes of evergreen highschool. House is older so it has some flaws in the flooring and small things throughout. The cul-de-sac looks a bit rough but the surrounding area is nice, I've lived in this house for 3 years and its usually quiet for the most part and very safe. Looking to start with a 6 month lease with renewal option if we are both interested. It is a 1 1/2 bath so the shower/bath would be shared. Some storage space available if needed. Full access to backyard and patio with a small table and firepit, laundry (in the garage), kitchen and living area. Smoking/420 friendly in designated areas. Must be able to apply through property management company and be on the lease as well as pass a background check. I am unsure of the deposit amount as that would be charged by the property management and not me personally. The room is for one person or a single parent with a child. No couples please. I have guests over occasionally on the weekends but Monday through Friday I'm in bed by 10 or 11 and almost never have get-togethers. I have two older children as well as two cats. (so applicants must be ok with living with animals and kids) the cats do use the litter box in the garage and on my patio so there is no litter box in the main living area. Unfortunately at this time I am not looking to have anymore animals in the house. (An emotional support cat may not be deal breaker if you are a good fit for a potential roommate otherwise) Absolutely no dogs. Im renting the room out because my partner just moved out, Looking for someone to move in as early as the last week of april or first week of May. Rent is $650 including utilities* and wifi. There are wall units for heating in each room, as well as heating downstairs but there is no central a/c.
($50 additional if you would like to use an a/c unit for summer months for as many months as you wabt to keep it installed) unit is 2 levels and bedrooms are upstairs. I'm ok with get togethers on the weekend with a little notice 😊 if you have any questions feel free text to ask! Thanks
