We have an unfurnished, private suite of 4 rooms to share in an older home, in a quiet neighborhood, near the intersection of Main Street and Hopeman Parkway on the West end of Waynesboro. We are one block north of the new WAWA. Rent and utilities share is $1450/month. Utilities included: electric, gas (heat and hot water) propane for your fireplace, water, sewer and trash pickup. You would need to provide your own internet. Previous tenants used a T-Mobile hotspot.

Well suited for a couple. Not a good fit for roommates sleeping in separate rooms. Occupancy is limited to two people.

The space:
• Bedroom 12’ x 13’, with a 2’ x 5’ closet. There is currently a queen size bed in there
• Remodeled bathroom with large walk-in shower and linen closet
• Office/den 11’ x 11’ with a 3’ x 3’ closet
• Hall closet 2’ x 2’
• Eat in kitchen and laundry 12’ x 21’
- Small refrigerator, 24’ electric range and new washer/dryer included in rent
• Rear deck 10’ x 12’
• Rear off street parking from alley (enough for two vehicles)
• On street parking at front of house
• Private rear entrance. Emergency entrance/exit in the hallway at the front of the house
• Central air conditioning, natural gas heat and ceiling fans.
• The kitchen/dining area has a propane fireplace
• Total footage approximately 654 square feet
• You are welcome to use the backyard and not required to do any yardwork. We mow the grass and clean gutters.

The previous tenants moved back to Philadelphia. We are cleaning and doing touch up repairs. The new electric range was installed. If approved, you would be quired to sign a roommate/subtenant agreement and pay the first month’s rent and security deposit before moving in.

Rental Requirements:
- Gross monthly income approximately 3 times the rental/utility share.
- No history of evictions.
- Security deposit (minimum: $1450; up to $2900 if you have poor credit).
- Lease terms can be month to month or annual.

You are welcome to tour the space before applying. The application process would include (at your expense):

• Background Checks: Credit history, criminal history, proof of income and employment, asking for previous landlord or roommate references, etc.

My son and I lease the house and live on the other side. We have our landlord’s permission to share the house with roommates. Your legal status would be as sub tenants (not on the lease) and authorized occupants. You would pay your share of the rent and utility costs to us on or before the first of every month; we would combine that with our share and pay the rent and utility bills.

We live quietly and value our privacy. We will respect yours. Since it is a shared home, there is some noise transfer between your space and ours.

House rules:
• Property insurance requires this property to be non-smoking.
• Quiet hours are from 10 pm to 6 am.
• You would be expected to shovel snow from your deck, walkway, etc. to reach your vehicle(s). In the event of deep snow, we can arrange to allow you to use the front entrance and access your rooms from the front entry hallway. This is also your emergency exit.
• We generally set the shared AC at 74 and the heat at 68. The split HVAC in the kitchen has a separate thermostat that you control.
• Overnight guests limited to two people, for no longer than a week.
• You would be expected to keep your rooms clean.
• The landlord’s permission is required to paint or do any permanent alterations.

Deal breakers:
• We have zero tolerance for domestic abuse, verbal or physical, or violence. We would call the police if we became concerned about someone’s welfare. This would trigger an eviction clause in the lease.
• Drug use, alcohol abuse.
• Frequent loud noise, parties, etc.
• Any illegal activity.
