420 friendly roommate wanted Background check

We are a family of 4 adults, myself (51) my husband (50), our 26 yo daughter and my 38 yo brother looking to rent a bedroom, living room, shared bathroom (with my brother) and shared kitchen (my husband, daughter and myself are on the other side of the house with our 2 dogs.) My brother has a well behaved, clean cat that'll be on your side of the house So we are maxed out on pets. Sorry. The house also has a large patio, garden and grill with an outdoor sectional. Great for gatherings. We just ask that there's notice given to the roomies. We are a 420 household and I already have the 4 plants allowed growing here. So any roommates must be ok with 420, however we are a clean household so no hard drugs and mild drinking allowed.
The 1000$ a month including all utilities, Netflix, Amazon, apple TV, Disney+, HBO max, Hulu and many
more channels, water, trash, high speed Internet, and also 25 days of cooked meals and groceries for lunch, dinner, breakfast and snacks. We are looking for a mature university students, traveling nurses, professionals, ECT, as long as they're responsible, can pay the rent on time each month and don't party ALOT as we do not. We are 2 disabled but highly functional adults-myself and my husband Anthony who is also my brother's DJ, my brother Bryan who's a musician, and my daughter Taylor who's a pre-school teacher. There s also Osiris, my brothers cat, our two dogs 8&9 Misha and Finn(they are small, less than 15lbs combined) and our sweet ball python Alice who also is on our side of the house. Your room comes furnished with a queen sized adjustable bed, 32" TV and a small bedside table that's also a dresser and a decent sized closet(we are actively looking for a dresser), all bed linens you need, towels for the bathroom and a fully stocked kitchen and yes! We have a microwave, blender and an extra large air fryer! Also a triple load, front load washer and dryer. All you need to bring is your clothes, hygiene products and yourself! If needed we can move some furniture out of your bedroom or we have limited outside storage shed that you can use to store your things if need be. You will be asked to be added to the combined daily chores like kitchen clean up and trash and to keep your room tidy as well as your furnished living room (gorgeous leather couches and a 70" smart TV). Smoking cigarettes is ok but outside only please. There's a 25$ application fee that can be paid via Cash app, Venmo, PayPal, Zelle or cash. Same with rent, can be paid these ways as well. You will be given an application via email that needs to be printed and sent back via email with your payment or can be brought to us with cash. You will also be asked to sit for an interview with the family to see if you'll be a good fit. If you like us and vice versa after 90 days on a month to month lease, you will be offered a year by year if wanted after that. We ask that you give us 30 days notice if you're moving out to let us find another roommate to take your place. Also we will return your full deposit as long as your room and living room are left without damage, left clean and ready for the next roommate and no rent is owed(you can use your deposit for your last months rent as well if needed as long as full return is owed otherwise you will be responsible for the difference)
