Furnisher Room in SF house ensuite bath

We have had 1 or 2 lodgers for about 20 years, all professionals with an average stay of 2.5 years, We are king time married couple and reside in a single family home in the historic district of Vienna, one block off Maple Av (Rt 123) and within a 5 min walk to cleaners, RX, W&OD Trail (hiking and biking) and numerous shops and restaurants. Bus connections to Vienna & Dunn Loring Metro (Orange Line) and Tysons (Silver Line) are a 5 min walk and Tysons is 10-15 min by car.
The room which is available now is furnished with a double bed, nightstands, dresser, desk/chair and rocker. There is an ensuite bath (shower only), a walk in closet with some built in shelving, large windows and a ceiling fan. Rent is $1,150monthly, which includes weekly cleaning (linens, vacuuming, bathroom). We do have a medium size dog but he does not go onto guest side of the house. We offer privacy (guest and master are on opposite sides of house), security (safe neighborhood and security system), off street parking and a no drama atmosphere. What has worked with all of our lodgers is that we have few "rules," just 3 or 4 adults living under the same roof who are respectful of each other. The rules do include no smoking, no pets, cooking/music/tv during "reasonable" hours and respect for other's schedules.
