📍 Location:
Quiet, established neighborhood near Highway 288, with easy access to restaurants, gyms, Walmart, and grocery stores.

💰 Rent: $800/month
🔐 Security deposit: $800
📅 Move-in: Available immediately upon approval and completion of requirements

🛏️ About the room:
• Private bedroom
• Private bathroom (not shared)
• Includes a mattress and bed base
• Bed frame and mattress included—ready for move-in
• Separate A/C and heating unit

🏠 What’s included:
• All utilities (water, electricity, trash, WiFi)
• Laundry: not included
• Access to the kitchen
• The kitchen is fully equipped with a refrigerator, microwave, oven, stovetop, and basic cookware.
• Your own space in the fridge and freezer
• Free street parking

🚫 House guidelines:
• No smoking
• No drugs or parties
• No pets
• No overnight guests

👤 Who I’m looking for:
Someone clean, responsible, and respectful. Preferably someone who works outside the home.

📋 Requirements:
• Background and credit check required ($50, completed through a secure third-party service after in-person viewing and mutual agreement to move forward).
• $15 administrative fee required for lease agreement notarization at move-in.
🎓 Students are welcome with a co-signer.

📅 Lease terms:
• Minimum 6-month stay, with possible extension
