Spacious, Two-Story Home in Cedar Park

Hello everyone! I am a private music lessons teacher currently renting a wonderful, spacious two-story house in Cedar Park, and I am looking for a roommate to share the house with me, starting sometime between May and the end of August. Below is more information; please help me spread the word, and please reach-out if you or someone you know might be interested.

This 1788 sqft home currently costs a total of $2050/mo, or $1025/mo for each person when split between two roommates. The house is very comfortable and gets a lot of natural light. It is owned by amazing landlords who always show-up in a timely fashion when needed for any important type of house maintenance work.

Timeline/Cost/Space:

I am open to adding one or two roommates onto the year-long lease with me, starting anytime between May through the end of August 2024. Looking for someone to sign a year-long lease with.

With a total of two roommates in the house, we would each have (1) our own private bedroom, (2) private full bathroom, and (3) private office room. Plus, we would share the family room, kitchen and dining area, laundry room, garage, backyard, etc.

With a total of three roommates in the house, we would each get our own private bedrooms, some of the office spaces and bathrooms would be shared, and the total monthly rent per person would probably be even cheaper.

Utilities: water, waste, internet, gas, renter’s insurance, electricity, and pest control. Cost fluctuates between $150-200 each person, per month (with two roommates total).

House Lay-out:

2nd Story: 3 bedrooms/offices with closets, 2 full bathrooms

1st Story: 1 bedroom/office, 1 half bathroom w/ linen closet, family room, large kitchen and dining area, pantry closet, laundry room, shared walk-in closet

Outside: Front porch with seating, Small back patio with picnic table, detached 2 car garage, front and backyard (backyard is gated), access to community pool

Furniture/Appliances: All big appliances (washer, dryer, dishwasher, refrigerator, stove/oven, microwave, etc.) are already installed. Upon move-in, the rest of the house will be partially but not completely furnished. I am flexible; if you have furniture that you would like to use in the house, we probably can. If we need more furniture, I am happy to look for more.

About Me:

I am a music educator, teaching a studio of French Horn students at multiple school campuses. I do not teach in-person private lessons at home, but I do practice my instrument on a regular basis in my home office space, during mutually agreed-upon hours of the day. I will want to have a discussion with new roommate(s) on a specific agreed-upon timeline for this, so that I do not disrupt anyone while practicing my instrument. Looking for roommate(s) who understand that I have to practice my instrument regularly as part of my job, and do not mind.

Pets- I have two cats, who are very kind and non-aggressive with people. They will probably spend a lot of their time in my bedroom. If you have pets too, this may or may not work depending on the type of pet. My cats do not get along with other cats, but they do sometimes get along with gentle, older dogs, depending on the dog.

Roommate must be responsible, respectful, and reasonably clean/tidy. No smoking, drugs, and/or excessive drinking and partying is allowed on this property. Female roommate preferred, but not required.

Community:

I’ve been renting this house for several years, and have gotten to know this place really well--I love living here! We also have awesome, trustworthy neighbors--sometimes the whole block will even put together a neighborhood potluck, which has been a lot of fun!

Roommate References- I am a quiet, courteous, clean/organized person, and have multiple roommate references, upon request. I enjoy cohabitating with others, and make it a priority to be respectful of others’ space.

The neighborhood is surrounded by so many trees, parks, and walking trails!

Shopping- Very close to many stores, restaurants, etc.

Schools- Very close to many Leander schools!
