About me: love decorating for holidays, sunrise running to train for a 2026 marathon, floating out on the river on my paddleboard, yoga every day, growing plants, cheering at Austin FC matches and love my Beagle and her two kitty best friends that were rescued off the streets. I left a profession as a school counselor and hope to attain my second Master’s degree to join the medical field in 2026. I work part-time, have a go-with-the-flow attitude and am usually studying or working out when I’m away from work/school. Non-judgmental and 420-friendly even though I don’t smoke.

About you: someone genuinely KIND and seeking to build a positive, encouraging home environment with other companions. You’re interested in doing your own thing but also may enjoy hanging out by the patio fire in a hammock in winter, possible game evenings every once in a while and might enjoy working out together. You might be interested in living a healthy lifestyle, like me, and get along well with others. You pay rent & bills in a timely fashion and have an established income as a professional. You MUST like animals since a dog and two (mainly outdoor) kitties live here because being unkind to animals and/or humans is a dealbreaker.

Within a 5-10 minute walk to Barton Springs and Zilker Park, there’s a variety of nearby enjoyments for someone who likes to explore: nearby Town Lake hike & bike trail, daily adventures down to Barton Springs to take a dip in the waters, nearby greenbelt trails, Zach Theater, Zilker Park, Bouldin Creek, and all the fun of places off South Lamar and Barton Springs. Location is why I’ve lived here for so long and is so close to annual ACL Fest that you can even enjoy the live music from our backyard! The house has a brand new washer & dryer, 3 bedrooms (one of which I live in), 1 bathroom, attached carport I’ve converted into a peaceful patio to kick your feet up in the hammocks, a detached garage that has lots of room for parking and potential storage, front yard and large, gated backyard. The living room, bathroom, tv room, patio and my room are already furnished since I’ve lived here for a bit (open-minded about decor if you have things, too) and the large backyard would be perfect for someone interested in working out at home, enjoying an outdoor movie night, growing a garden, etc. I have a full-size mattress available for use, if needed, and a matching wooden shelf that can be used - both can be moved into the garage though.

We pay $2400 in rent total per month. We’re one of the rare houses in 78704 that pays less than $3,000+/month because I have built a trusting rapport with the landlord. I live in the smaller bedroom in the house, and I take care of monthly calculations of bills (all posted on the fridge) and all the yard maintenance. We already have a trusted two-person housekeeping team that visits bi-monthly on Mondays.

Lease is (preferably) until July or August 2026, $1250 + 1/2 bills each month. Available immediately, and you’d have to pass a background check that has a small fee, which is required by the landlord to ensure clear criminal history & prove stable income. $1000 Deposit is refundable upon landlord’s inspection when moving out.
