Room in Quiet South Austin Home (Utilities inc.)

Private furnished upstairs bedroom available in a quiet, owner-occupied South Austin home. You'll be sharing the house with two other adults: me, the resident landlord, and one other tenant. We generally have independent routines and respect each other's privacy while keeping the household friendly, clean and comfortable.

The bedroom is bright and fully furnished, with a queen Murphy bed that folds into a desk/workspace when not in use, blackout curtains, nightstand, ambient lighting, shelving, ceiling fan, generous closet space and WiFi. The full bathroom immediately outside the room is shared with one other resident.

Just outside the bedroom is a furnished upstairs loft/reading nook, giving you another comfortable place to read, relax or spend time outside your room. You'll also have access to the fully equipped kitchen, living and dining areas, laundry, large backyard patio, and additional refrigerator space if needed. Utilities and high-speed WiFi are included, and shared spaces are professionally cleaned approximately once a month.

This is a friendly but independent household rather than a party house. There's no expectation that roommates need to socialize all the time, the goal is a respectful shared home where everyone can maintain their own routine and privacy while being friendly when our paths cross.

I'm looking for one responsible, clean and considerate roommate who is comfortable sharing common areas and cleaning up after themselves. The room is best suited for a working professional looking for a comfortable, furnished home base in South Austin. A 6-month commitment is required, with longer-term arrangements preferred.

Three friendly dogs also live at the property. Their primary indoor area is downstairs, and they're generally kept away from the upstairs bedroom, bathroom and loft areas. You'll still encounter them around the home or outdoors, so you should be comfortable living with dogs. Because there are already resident dogs, additional pets aren't permitted. The home is also non-smoking.

The house is in South Austin with convenient access to William Cannon, Brodie, West Gate and Mopac, with grocery stores, gyms, restaurants and other everyday essentials nearby.
