Single Room in 4 bed house in Austin

Welcome to our owner-occupied family home in Southwest Austin (78749), in the Oak Hill area near Escarpment and Convict Hill.
This is a comfortable, lived-in family home—not a large roommate-only house. I live here with my family, including my two teenage sons, who are with me part of the time. We also have other respectful adult renters and two friendly small-to-medium-sized dogs.
The available room is fully furnished and for one person only. The upstairs area is primarily used by the renters, which provides a little more separation and privacy, while the kitchen, dining room, living room, laundry area, backyard, and other common spaces are shared.
Utilities and household internet are included with reasonable residential use.
We are a Spanish-friendly household and enjoy having a welcoming home. This can be a great fit for someone relocating to Austin, a working professional, graduate student, intern, international resident, or anyone looking for a comfortable and stable place to live.

The Type of Home This Is
Our home is generally peaceful and respectful, but it is also a real family home.
There may be normal household activity from teenagers coming home from school or sports, cooking, conversations, the dogs occasionally barking, and people coming and going for work. We make a genuine effort to be considerate of everyone who lives here and are looking for a renter who will do the same.
Quiet hours are 11:00 PM–6:30 AM. Quiet hours mean keeping noise considerate and reduced; they do not mean the house will be completely silent.
Shared-Home Expectations
We do not want the home to feel overly restrictive or like everyone has assigned chores. We simply ask everyone to use common sense and courtesy in shared spaces.
That includes:
- Clean up after yourself when cooking or eating
- Wash and put away your dishes rather than leaving them in the kitchen
- Wipe up food, spills, or messes you create
- Help keep the shared bathroom reasonably clean
- Do not leave overflowing trash or obvious messes for someone else
- Respect other people's belongings and food
- Lock doors when entering or leaving
- No parties
- No smoking or vaping inside the house
- Overnight guests require prior approval
Food & Personal Household Supplies
Each renter is responsible for purchasing and providing their own:
- Food and beverages
- Toilet paper
- Laundry detergent and other laundry products
- Bathroom cleaning products
- Toiletries and personal items
- Other personal household supplies they regularly use
We sometimes cook and may offer meals or leftovers, and everyone is welcome to enjoy something when it is offered. However, food in the kitchen or refrigerator should not automatically be considered shared or included with the rent.
Because the bathroom is shared, renters should also have their own bathroom-cleaning supplies and help keep the space comfortable for everyone using it.
Lease & Screening
We generally require a six-month lease.
Before move-in, we require:
- A security deposit
- A completed background check for every person who will be renting the room
- A signed lease
- Rent and any required move-in amounts to be paid as agreed
The room is intended for one renter only.

We are located in Southwest Austin, ZIP 78749, in the Oak Hill area near Escarpment and Convict Hill.
The neighborhood provides convenient access to Circle C, Oak Hill, Mopac/Loop 1, US-290/71, grocery stores, restaurants, gyms, shopping, and everyday necessities.
The location is also convenient to several major Austin employers and schools, including AMD, Apple, NXP, UT Austin, St. Edward's University, and Austin Community College, with actual drive times depending on traffic and destination.
A Good Fit
This home will probably be most comfortable for someone who wants a stable, friendly place to live, values privacy but does not mind sharing common spaces, and understands that living in a family home means being considerate of one another.
We want the person renting the room to feel comfortable here, while also respecting that this is our home. Our goal is simply to have a household where everyone cleans up after themselves, communicates respectfully, and feels comfortable coming home at the end of the day
