Seeking roommate in a 2/2 duplex

I'm looking for a male or female roommate to rent a room in a 2/2 duplex in north Austin. I'm at Burnet and Koenig. The room for rent is $1,050 all bills paid. Available now.

About me:
Male, 43, laid-back, artistic, drama-free, liberal minded, respectful and friendly. Seeker, Artist, Lover, Peaceful and LGBTQ friendly. I've lived in Austin for 17 years. I enjoy painting and sculpting. I embrace conscious community and my ideal housemate will too. I'm into meditation and various healing modalities. About the duplex:
It's a renovated 1980's 2/2 duplex with concrete floors. The neighborhood is relaxed and quiet. The yard is a side yard with lots of plants with a small hangout area under a tree. There's a parking lot in front of the duplex with room for 3 cars. The bedroom is 10'x 10.5'. The bathroom for that room is right outside the bedroom door. You will have your own bathroom. The kitchen is on the smaller side with a dishwasher. There is a W/D in the laundry room. Central AC and heat. I have internet through ATT. No cable. The landlord lives in the unit behind mine. He's a great guy and if anything ever needs work, he's on top of it.

Other things:
I live quietly and it would be great if you appreciate this as well. Having friends over is all good, but I typically go to sleep around 10-11 on weekdays. No cig smokers. I don't mind anyone that drinks, but a hardcore drinker wouldn't be a good fit for me. I'm not interested in anyone that does other drugs unless it's medicinal. There aren't any pets here, but I'm open to a good dog or cat.
