Beautiful, move-in ready room - All utilities incl

Pretty room for rent ($750/month, bills incl) in my 3 bedroom/2 bathroom, one story house on a quiet street in the Willow Run subdivision of Wells Branch (78728) in North Austin.

** I’m very laid back, and that’s the “vibe” for my house is as well, so it’s a very comfortable & serene place to stay, live and/or call home. ***

 All utilities (Wi-Fi, heat, a/c, water, electricity, gas, garbage, recycling) are included.
 This has been my guest room for many years, and it’s move-in ready (furniture, bedding, tv, etc. shown in pics) as is, but I can also easily clear it out if you’d prefer your own bed, etc.

You'll have access to / have available for your use:

 Well-equipped kitchen – side-by-side refrigerator with filtered water, over-the-stove microwave, dishwasher, coffee maker, iced coffee maker, electric kettle, toaster, large air fryer, instant pot, crock pot, panini press, blender, mixer, immersion blender, pots, pans, bakeware, dishes, silverware, cooking utensils, tons of spices, etc.
 Large walk-in pantry w/ washer & dryer.
 Oval kitchen table and long dining room table for dining or spreading out work.
 Huge covered back patio with lots of seating, propane grill, outdoor fans, swamp coolers and roller shades as well as an above-ground pool (18ft diameter, 4ft tall) w/ large deck.
 I have a very sweet, 22lb, elderly dog named Roxie who loves belly rubs and people.
 My other roommate is a retired teacher, we're both in our mid-fifties and since it just happened to work out that we have similar tastes, so most nights we cook dinner together and then we end up watching HGTV shows while we eat.
