• (2.) Private large bed & full bath & study / private living space w/ half bath for $750 a month before utilities. Two closets in large bedroom & one in bathroom & one in study. Individual tenant option only. No onsite laundry. No pets. No children. No security deposits. Required commitment of minimum lease agreement through July 26th, 2026.

• (3.) A single couple may have private large bed & full bath & study / private living space w/ half bath for $1,100 a month before utilities. Two closets in large bedroom & one in bathroom & one in study. No onsite laundry. No pets. No children. No security deposits. Required commitment of minimum lease agreement through July 26th, 2026.

•Large bedroom / full bath
176 total square feet (bedroom)
-Two closets in bedroom
-Two big storage cabinets in bathroom
-Bathroom is 6 feet away from bedroom door

•Study / private living space w/ half bath
133.5 total square feet. The total square footage of the room is 112.5 with a 7ft by 3ft hallway leading into the room with a closet to the left & a half bath to the right.
-Bathroom is in the room with sliding door & sink is in room
-Shower is off use
-Room is off the kitchen
-Sink will be moved to where shower is by July 2026

•Includes shared access to the kitchen, front yard, back yard, back porch, & garage as they all stand.

•Includes shared storage space in main garage area & covered parking for 1 vehicle during severe weather events only. Parking is always otherwise on the street.

•Also includes personal kitchen storage space & free access to the majority of a fully furnished kitchen.

**Wi-Fi, Water, Gas & Electricity payments must be made with Venmo or Zelle upon request within five days of the initial request. Rent is due via cash on the 15th of every month. There is no security deposit, but tenants & guests of tenants are liable for repairs if they cause any damage to property.

**Gas bill & internet bill split 50/50. Water & trash bill & electric bill split 45/55 with homeowner picking up higher percentages. If couple option, Wi-Fi & gas are both split 40% to 30% to 30%, electricity is split 34% to 33% to 33% & water is split 46% to 27% to 27% with homeowner picking up higher percentages. No Exceptions.

**Tenant(s) do not have to take trash bins to curb & back once a week, track utilities or pay for or do any kind of yard work.

**There is a written contract that would need to be signed & acknowledged by the tenant prior to moving in. At no point is the tenant allowed to have anything in their name regarding the property except mail & a form of ID. No Exceptions.
