You’ll fall in love with this new home that was built in July 2023. Charming, quiet, and friendly neighborhood. It is a spacious one story 1700 sq ft home with updated appliances, tankless water heater, and open concept: living room, dining room, and kitchen. The bedrooms are on opposite ends of the house for privacy. I have an additional full size refrigerator in the garage, so you will have plenty of space for your groceries. The backyard is cozy, featuring a sectional couch, a gas fire pit, ceiling fan, and colorful patio lights. Perfect for winding down after work with a glass of wine or reading a book to relax.

Located in Denton county and close to Little Elm, Prosper, Savannah, Aubrey, Pilot Point, & Frisco, this property is near shopping, restaurants, Walmart, and fast food- all within 4 miles. It is less than 2 miles from Fortunata Winery- a hidden gem that serves food and offers live music! It is also situated between Lake Lewisville and Lake Ray Roberts.

The house is completely furnished with modern/ new decor. It offers fast Fiber Wi-Fi. Utilities are inclusive with the rent. The kitchen is fully stocked with appliances, gadgets, & cookware – everything that you would need to make your meals. This is a 4 bedroom/ 2 bathroom house. The fourth bedroom, I turned into my home office. My private dedicated space includes the master bedroom/ bathroom, garage, & office.

Street parking is available for you directly in front of the home. There are two room options available to rent that share a bathroom and refrigerator. You will also have access to all of the common areas. Primarily hoping for short term (1-6 months) or month-to-month leases. Needing a longer lease? Let’s chat about it! 😃

House Rules:

Smoking is not allowed. If it is discovered that you have smoked inside, there will be a $350 fine.

Must clean up after yourself to keep the house tidy. Also, your bathroom and refrigerator are shared, so you must keep it clean for guests.

No eating/dishes in the bedroom to prevent insect problems.

No parties.

No pets allowed as I have my own. Denton county has a maximum number of pets allowed in a home.

No overnight guests (after midnight), unless discussed and agreed upon ahead of time.

No illegal drug use.

Security deposit is refunded within 30 days of move out, provided that there is no damage and is left cleaned, just like you received it.

Both rooms offer a smart TV so you can stream your shows, and an Alexa – which you can use as a noise maker, music, alarm clock, etc.

Guest Room 1 features a queen size bed.

Guest Room 2 features a trundle bed and a 3’ desk/vanity- perfect for a student or someone who works from home.

About Me:

My name is Lauren, and I am so excited to meet you! This is my first new home, purchased on my own, and it is super special to me! I love hosting company and getting to know new people, so I thought having a roomie would be fun. I work retail sales in Frisco, so I’m out of the home a lot. I don’t have any kids, so the house stays pretty quiet. I do enjoy socializing; however, I am perfectly happy with communicating at your comfort level. I do hope to find roommates that are animal lovers, tidy, quiet, and easy-going like myself.

I have three little dogs and a small bird that are full of personality and are excited to be your roomies! They absolutely love people and want to join in on the fun. Pretty lazy during the day as they love their naps, but they are super friendly and love to interact with you. They get very excited when you first arrive, but calm down quickly after that. If you are not a dog or bird person, then this might not be the space for you.

Bandit (12) is a Shih Tzu, Sophie (5) is a Pomeranian, and Cooper (3) is a Corgi. Cosmo is a small Sun Conure parrot and just turned 3 years old. Both Denton County and my HOA only allow four pets in your home, so unfortunately I will not be able to accommodate any additional animals.
