Neighborhood (Valley Ranch) is friendly, safe, and conveniently located minutes from DFW Airport, Toyota Music Factory and the most popular shopping/dining options in the area. It is also home to Valley Ranch Canals, Trails, and Parks offering a vast assortment of relaxing waterfronts, views and nature trails for walking, running, biking, etc. (All within less than a 5 minute walk from the front door)

The property is fully decorated and furnished with modern furniture, updated appliances, high speed WiFi and smart lights and devices in common areas.

Room for rent comes fully furnished and includes: Queen bed w/ adjustable base, dresser, TV, walk in closet and ceiling fan. Room will also come with a full bathroom directly across the hall w/ shower, tub, dual vanity sinks and tons of storage space. My bedroom has a private bathroom and I rarely have guests so for the most part this bathroom will be only for your use.

Common areas and amenities open for use within reason include:
- Kitchen: Nook w/Table, Granite countertops, Gas Stove, Oven, Air Fryer, Blender, Keurig, Dishwasher, and Fridge with purified water/ice dispenser.
- Game room: TV, billiards table, wet bar, fireplace seating, and media desk equipped with dual monitors, keyboard, mouse and laptop docking station.
- Backyard: Private fencing, covered patio, sectional seating, fire pit, gas grill and swimming pool.
- Entry Lounge: Couch, ottoman, fish tank and front yard view
- Living Room: Theater seating, Chaise lounge, OLED TV w/sink lighting and Pool/Patio view.
- (Optional extras) For an additional monthly fee I will provide access to entertainment including access to titles from all streaming services, all live channels, sports packages, PPV events and new movie releases.

(House Rules)
- No overnight guests under any circumstances
- Must be considerate of utility and laundry use and try to be tidy outside of the rented room, especially in the kitchen and bathroom. This includes cleaning dishes, throwing out expired food and placing trash out for me to take to the curb on designated trash days, etc. I don’t mind small messes/clutter but please don’t be gross and I’ll do the same.
- I have a cat that is very sweet and friendly however if you are allergic or not comfortable with cats this will not be a good fit. If you have a pet I will consider allowing it but it must be friendly, potty trained and able to co-exist safely and cleanly with mine. (Note: If you have a cat(s) I have an additional room equipped with automatic litter boxes, cat trees, beds and toys your cat(s) are free to use as long as they don’t attack mine)

My name is Derick, I’m a professional in finance and lending and a resident landlord who will be living on the property. I own and live in my home alone and will be only renting out one room at this time. I am respectful, easy going, friendly, understanding and open minded.
