Security deposit: $750 (refunded 30 days after end of lease minus any damage/cleaning fees).
No guests. Significant others or family members can stay a maximum of 3 nights per month. Exceptions to be discussed/approved PRIOR to guest arriving.
No smoking/vaping, drugs. Occasional moderate alcohol ok. No candles or incense.
Please be quiet and use headphones/earbuds at all times for TV, music and phone use. Come and go as you please – quietly.

Your private room and private bath are inside a semi contemporary styled home located in a very quiet, safe and peaceful Farmers Branch neighborhood on the golf course.
I share the home with one other roommate.
The house is one level, all tile floors. Please see photos.

Please note temperatures: I keep the home at 76-77 in summer and 70-71 in winter. If you want it cooler in the summer, you are welcome to buy and install a window unit or get a fan. Midea sells a window AC that allows you to almost completely close the window. See photo.

Important: I have several small animal tanks in the living room including fish aquarium, frog, small snake and lizard tanks. I also have adopted parrots in the converted back porch and the converted garage. They can be heard, usually mornings and evenings.
You have access to the kitchen, the laundry room and the living/breakfast room. Please no eating or bare feet/shoes on the couches. We will coordinate kitchen use. Please no frying. You can get a small air fryer if you want fried food.

Front door has a keylock to which you will get a code.

This space is suitable for a quiet professionals who works outside the home during regular hours.

No one will bother you and you can come and go quietly as you please. I am happy to interact but will respect your peace if you want to keep to yourself.

There is no cleaning lady thus you are responsible for your room's cleanliness and for keeping the kitchen clean. If you want a cleaning service, we can explore that together.

I work from home and travel some.
