I have a private approximately 110 sq. ft. bedroom available immediately in my clean, modern 4-bedroom, 2-bathroom home in Bulverde. The room may be unfurnished, or I can provide basic furniture including a real bed. The air mattress in the photos is only for staging.

Rent is $700 per month plus an estimated $150 monthly share of utilities. The security deposit is $700. I prefer a month-to-month arrangement, but I am open to a longer lease. The listed price is for one person; I may consider additional occupants for adjusted rent and utility costs.

The home includes bathroom access with a shower and toilet, gigabit fiber internet, central air, a shared kitchen and laundry room, living and dining areas, backyard access, garage storage, and a dedicated driveway parking space. Neighborhood amenities include a gym, junior Olympic pool, water park, basketball court, park, and walking trails. Town-center shopping and dining are about 8–10 minutes away.

I am Michael, a 25-year-old homeowner who works from home and currently lives here alone. I have a friendly 2.5-year-old female German Shepherd named Heidi. She is friendly with people but not other animals, so you must be comfortable living with a dog. Small caged pets such as fish or hamsters may be considered with prior approval.

No smoking or vaping indoors. Outdoor smoking is permitted. No parties. Guests are welcome within reasonable limits. Please clean up after yourself and keep shared spaces tidy.
