Third Roommate needed to join two twentysomethings

I (24F) and my roommate (22M) are looking for a new roommate to move in either July 1 or August 1! The house is a 4bd, 2b with washer and dryer and large backyard located in Dellview Park neighborhood. Cooled by AC units and heated with space heaters, The walls are newly insulated and passed the City's green inspection. We plan to use the extra room as a guest room/ art space/ reading room. There is no dishwasher. Rent is 600+ utilities for single room and shared bathroom.

We are looking for a fellow youngster (in soul), who keeps common areas clean and well maintained. Must be LGBT+ ally. We would prefer a woman, femme, or nonbinary roommate, but of course would be open to any gender. Not 100 % closed off to pets, we can definitely talk about it. We are pretty open minded people! If you have any specific questions please let us know! We would also like to grab a coffee beforehand so we can meet and feel out energies :)
