Two fully furnished private rooms are available in a spacious, well-maintained shared home. Each room has its own private, non-shared bathroom and walk-in closet. The primary suite has a private en-suite bathroom, while the second bedroom has its own private bathroom directly across the hall.

Only two rooms in the home are offered for rent, providing a more comfortable, quiet, and private shared-living environment.

PRIMARY SUITE — $1,500/MONTH

Oversized 16’ × 16’ (256 sq. ft.) fully furnished primary suite featuring:

• Queen-size bed with 14-inch mattress
• Private en-suite bathroom
• Double vanity with mirrors
• Two walk-in closets
• 65” Smart TV with full-motion wall mount
• TV dresser
• Three-seat chaise lounge
• Nightstand

PRIVATE BEDROOM — $1,200/MONTH

Large 12’ × 12’ (144 sq. ft.) fully furnished private bedroom featuring:

• Queen-size bed with 14-inch mattress
• Private bathroom directly across the hall — not shared
• Walk-in closet
• 55” Smart TV with full-motion wall mount
• TV dresser
• Two-seat loveseat
• Nightstand
• Ceiling fan

SHARED LIVING SPACES

Tenants have access to a spacious, fully furnished living room with a 75” Smart TV and large sectional with seating for six.

The home also features:

• Fully equipped kitchen with granite countertops
• Cooktop and built-in double ovens
• Two dining areas with combined seating for approximately 10
• Washer and dryer
• Decorative, non-operational fireplace
• Large 16’ × 36’ covered patio
• Spacious backyard
• Exterior security cameras for added property security; no cameras are located in bedrooms, bathrooms, or other private interior areas

UTILITIES & INCLUDED SERVICES

The following services are included:

• Wi-Fi/internet
• Sewer
• Trash service
• Lawn/exterior maintenance
• Scheduled HVAC air-filter replacement

Electricity and water are included up to a combined $300 monthly household allowance. The $300 allowance applies to the entire home collectively and is not a separate $300 allowance for each room.

If combined electricity and water charges exceed $300 during a billing period, only the amount above $300 is considered an overage.

When both rental rooms are occupied, each tenant is responsible for 50% of the overage. When only one rental room is occupied, the sole tenant is responsible for 100% of the overage.

Example: $380 electricity + water = $80 overage.
Two occupied rooms → $40 each.
One occupied room → $80 to the sole tenant.

DEPOSIT & CLEANING FEE

For each room/tenancy:

• $1,000 refundable security deposit
• $225 one-time non-refundable cleaning fee

The cleaning fee is charged per tenancy and covers routine turnover cleaning associated with the tenant’s furnished bedroom, private bathroom, and applicable shared living areas.

First month’s rent, security deposit, cleaning fee, and all other required move-in charges must be paid before move-in and release of keys/access.

LOCATION

Conveniently located in the 78245/Potranco area near Loop 1604, with easy access to shopping, dining, parks, and major roadways.

Nearby destinations include Lackland AFB, (20 min) SeaWorld San Antonio ( 7 min)), Fiesta Texas ( 20 min), HEB (5 min) COSTCO ( 7 min) ,

RENTAL REQUIREMENTS

• 6-month minimum lease
• Maximum 12-month lease term
• Minimum credit score: 680
• Gross monthly income of at least 3× the monthly room rent
• 3 months of recent pay stubs or equivalent proof of income required
• Rental application and tenant screening required
• Applicant is responsible for applicable third-party application/screening fees
• Screening includes credit, background, eviction, and rental-history review
• Employment, income, and references will be verified
• No unpaid landlord collections or outstanding rental balances
• No recent evictions, subject to review and applicable law
• Only approved occupants may reside in the rented room
• No smoking inside the home
• No pets
• Assistance animals accommodated in accordance with applicable law
